Open Land Across From Emerald Glen Park

The open land across from Emerald Glen Park on Tassajara Road (please refer to image above) is owned by the Dublin Land Company and sits nearly vacant except for a sign that says that there is a consideration to change the land use from commercial to residential. However, there is not an active request to change the land use at this time (there is just the potential that the land use could change). In fact, the land uses on this property as specified by the General Plan are fragmented. There has not been any zoning applied to this property. However, once the Dublin Land Company can bring a development project for the land before the City of Dublin (e.g., shopping enclave), the City Council would consider making a General Plan Amendment and zoning change.

While it would be great to have certainty today as to what this parcel of land will become in the future, it is exciting to think of the wonderful possibilities for this property. Possibilities could include anything from a shopping enclave with a specialty grocery store that is similar to the Danville Livery & Mercantile to an extension of Emerald Glen Park. Ultimately, the eventual use of this land will be determined by the owner of the Dublin Land Company (John DiManto) and the future City Council.

My hope is that the city will be strongly opposed to putting residential units there because there’s a lot of building going on as it is. We need more commercial properties, which will bring more jobs.
It would be awesome if several high end shops were put on those pieces of land that the San Jose Company owns.
We have a chance to do things right and can become the next downtown Walnut Creek where many people are drawn to it for its charm and variety of places to shop.

I agree with the previous comment. I think “the new Dublin” should maintain the right balance between residential and commercial developments.

I noticed that For Sale signs went up today on the three parcels of land that San Jose Land Company owns on Tassajara. This could be very good news. After the little interest shown in developing these properties by the current owner, perhaps we’ll see a move forward in the near future.

Perhaps it would be good for Blake Hunt to know about the availability of this land.
John, is there any way that someone can pass this info along to Blake Hunt? They may be interested given that they bought the former IKEA parcel. Their previous projects are impressive.

Brad Blake emailed me back and said that Blake Hunt doesn’t comment on properties that they aren’t under contract with…but at least they know of the availability of the property.

John, thank you so much for taking the time to email Mr. Blake. I greatly appreciate it. It would be wonderful if they purchased the land because I know they would do something great with it. Since the land sits on a heavily traveled road that’s visible, it would make for the perfect location for exclusive shops (like the ones in downtown Los Gatos).
My hope is that whoever purchases the land that they will take into account the feedback of the residents because we deserve to have a voice in what they will do with the land.

These parcels can be developed to something like Santana Row in San Jose. I do not know who is the developer of Santana Row, but they did a job no one else has done in the bay area.
A development like this will make Dublin a world class city!
