Quick Update on The Green on Park Place

Dublin residents are eagerly anticipating the arrival of The Green on Park Place along Hacienda Drive across from Hacienda Crossing (right off of I-580). As noted in the Around Dublin March 22nd entry, The Green on Park Place will have 300,000 square feet of retail shops and restaurants – including a coveted 55,000 sq. ft. Whole Foods market (the developer’s website says 50,000 sq. ft., but Whole Foods’ site lists the future new store at 55,000 sq. ft.).

At this point, the developer (Blake Hunt Ventures) is still going through the planning process. It looks like Blake Hunt Ventures hopes to have their development entitlements before the end of the summer and would also like to be grading the site by September or October of 2008. Optimally, Blake Hunt Ventures will have their building permits approved by next spring and have The Green on Park Place open by the first quarter of 2010.

The Green on Park Place will be a huge draw and a premier center for Dublin once it opens in the first quarter of 2010. In the absence of a concerted effort by the City of Dublin and business owners to implement the Dublin Downtown District Specific Plan, The Green on Park Place will likely become the unofficial Dublin Downtown District by default.

    Hey John, thanks for the update. 2010?? Oh well, should be worth the wait. I’m not crazy about the name “Green on Park,” but then I wondered if perhaps there is more to that name than meets the eye. I wonder if Blake Hunt plans to make it a “green” environment, with solar buildings, solar water fountains, etc. I don’t know if that’s the plan, but if it is, it’s a great idea and would be a huge publicity bonanza because it would be one of the first of its kind.

    Hi Anonymous – I haven’t heard about whether or not the developer will be using “green” features. However, I believe that there will be a “village green” in the center, full-grown trees, shrubs, etc. It should be beautiful…and I’m with you, I’d love to see The Green open next year…

    Thanks John. Do you know which building number in the Green on Park Place site plan will be Whole Foods? I absolutely love the animation clip on the Green’s website. Very exciting, and our house is just a short walk away from it all! We’re so stoked for this. If only Blake Hunt would buy all that land on Dublin/Tassajara and build something else there too.

    Hi Anonymous #2 – I couldn’t agree with you more. The Green will be a huge win for Dublin as a destination for residents throughout the Bay Area. Whole Foods will be building #500 on the site plan (closest to Hacienda and also the largest).

    Hi John, do you know the plans for the piece of land directly across from Sybase, at the intersection of Hacienda and Dublin Blvd? At first I thought it was part of Green on Park, but Green on Park is actually the land behind it. We can’t figure out what will come of the land across from Sybase, which right now is nothing but weeds. Thanks.

    Hi Anonymous #3 – I checked w/ the City and there haven’t been any plans submitted for the parcel of land directly across from Sybase on the corner of Dublin Blvd. and Hacienda Drive.

    I’m really excited about this new development. The key is that is has to have stores and restaurants that are unique to the area.. If it just has stuff like Chipotle, Olive Garden, California Pizza Kitchen, Gap, Baby gap, etc, then I don’t see people coming from far away to shop/dine there.. It has to be unique in terms of offerings (think Santana Row, but not necessarily so high-end as to scare everyone away).

    There’s no reason why this development couldn’t compete with Stoneridge Mall for stores to come over to our side of 580 :-)

    Hi Again Anonymous #3 – just to follow-up on your question regarding the open land on the corner of Hacienda Drive and Dublin Blvd. across from Sybase, this land is currently designated for campus office use (like Sybase). There was a proposal a few months back by a developer to build a Korean-themed shopping center. However, the Mayor and City Council determined that the land should maintain its campus office designation.

    Hi Gordon – you are absolutely correct. The key for The Green (and really all of Dublin) is to offer unique shops and restaurants. Given Dublin’s ideal location (center of the Tri-Valley, proximity to I-580 and I-680, and BART) and Blake Hunt’s track record in attracting premier shops/restaurants, we can feel confident that The Green will draw in shoppers and visitors from throughout the Bay Area. It will be a destination location and Blake Hunt’s finest achievement.

    I completely agree Gordon. We need to have stores unique to Dublin to establish our identify, but I also don’t see anything wrong with recruiting well-known chain stores like Pottery Barn from Stoneridge Mall. Green on Park Place is a better location, because it is not only next to 580 but also next to BART. Dublin has so much to offer, and we as a city need to be more aggressive in attracting businesses big and small. Why should we always let Pleasanton and San Ramon have the first bite?

    For an affluent area like the Tri Valley, nothing wrong with retailers having multiple locations. Look at the Newport Beach, Irvine, Costa Mesa, Tustin area. 3 large scale mall within miles of each other (Irvine Spectrum, Fashion Island, South Coast Plaza). We need to set the bar high for this project. Nothing should be off limits even when there is one at Stoneridge. Although at 300K sf this project may be too small to attract some of the major retailers.

      Hi Angie,

      Thank you for your question. Back in December 2008, we published an article that speculated whether or not Whole Foods would continue with this project, when their stock fell to around $10 per share:

      Since then, their stock has rebounded to over $20 per share; nevertheless, they are still “swimming against a stiff recessionary current.”

      We tried to reach Blake Hunt Ventures, the developer of Green on Park Place, for comments before we published the December article, but they never responded to our request.

      We at the Around Dublin Blog remain hopeful Whole Foods will eventually come to Dublin. Whole Foods continues to list the Dublin project under their Stores in Development page, where you will also find their soon-to-open Lafayette storefront.

      Of course, we will update our readers as soon as we learn anything new. Unfortunately due to various reasons in addition to the current economic downturn, development of any kind in Dublin has slowed to a glacial pace, so this answer is the best we can do for now.
