Promenade Update

For the folks living in the Dublin Ranch Villages, you may have noticed that there has been a great deal of activity from earth-moving equipment where the Promenade will soon be built. In fact, if you’d been away for the past few weeks, you may not have recognized the strip of land bordered by Central and Dublin Blvd. (bisected by Finnian Way) given that Toll Brothers has completely relocated their construction trailers (over to the Sorrento sales parking lot area), fences have been torn down, and the ground has been completely cleaned up and leveled.

Around Dublin’s speculation is that the work being conducted at the site of the future Promenade may be grading in preparation for the laying of foundation. It could be that the developer is doing as much work as possible before the plans for the Promenade are approved by the City of Dublin so that once approval is granted, they will be able to start the construction process as soon as possible (i.e., hit the ground running).

This could be a very exciting sign given that breaking ground at the Promenade would be a huge boon for the residents and homeowners in the Dublin Ranch Villages and it would also be a signal of the developer’s strong confidence in Dublin’s economic prospects.

I suppose that is good news. We desperately need either the Green or Promenade to at least START some sort of construction to get the ball rolling and get some momentum going. People want to see progress, like the Grafton Station area. Last night we were driving down Dublin and Tassajara at 9pm, saying to ourselves, “I wish there was something here where people could hang out at until midnight, relaxing with their friends.” San Jose has that, San Francisco has that, and LA has that. Dublin deserves that, and I think the Green, Promenade, and whatever ends up being built on Tassajara/Dublin can have that. Yes, it’s nice that we have a safe, family friendly town here. But it would also be nice to have something fun for the rest of us who don’t live our lives at kiddie soccer games and 3-year-old birthday picnics in the park.

Hi John, I noticed that the planning commission is meeting on tuesday to discuss The Green on Park Place stage 2 planning. Are you going, and can you get details?

    Thx, John Z.

I can’t make it but would love to hear how that goes.. Everyone I know is dying for there to be some progress made. From the looks of the project map, it “could” be bigger, if they were to purchase the land between Martinelli Way and Dublin Blvd as well as by Arnold Rd.. I’ve heard the mention of “like Santana Row” thrown out there, but the current plan (from the website) looks much smaller than Santana Row.. Makes me wonder what will happen with those open lots mentioned above)… I’d love to see this be bigger than the current plans.. My worries are that this project will be nice, but still too small and therefore not a “destination” like Santana Row is in terms of shops, restaurants, family areas and others.

Went to this one in Arizona a few months ago. Notice the size and mix…

I’d love to see something like this here in Dublin–

I totally agree that it is rather small. A much better idea would be to build the ultimate Santana Row on Tassajara/Dublin, but I realize that isn’t possible right now due to who owns the land. Then again, San Jose is much bigger than Dublin, so maybe we don’t need as big a shopping center as that. I still envision the possibilities of Tassajara/Dublin with so many HUGE tracts of land. Hope something happens on that front soon.

In late 2007 there was a rumor going around that Blake Hunt Ventures was going to purchase the land between their current site and the BART station, so they could expand the shopping center plans into something truly spectacular. I guess those plans have died. :-(

Hi Tiger650 – back in March, Blake Hunt bought the land between Dublin Boulevard and Interstate 580 stretching from Hacienda Drive west to the Iron Horse Parkway (for about $90M). They are going to have mostly campus office w/ some residential.

    Thx, John Z.

Hi Ovidiu – I haven’t heard anything on which shops will be opening up at Grafton Plaza. I think that it’ll depend on what the final design of the Plaza looks like.

    Thx, John Z.

They have heavy equipment earthmovers in the lot adjacent to the promenade site going up toward Gleason… Anyone have a clue what it might be… its around Central, Grafton and Gleason…

Hi Tom – I believe that this is the Sorrento East project being developed by Regent.

    Thx, John Z.
