Dublin Real Estate Update – 8/15/08

The average sale price for homes in Dublin skyrocketed this week by another 22% to an 8-month high of $646K. There were 13 homes sold in Dublin this week:

  • 3 new (2 at Sonata and 1 at Elan)
  • 10 existing

Word has it that Elan only has 5 more condos left to sell. Elan has aggressively priced their condos over the past few months. Once they have completely sold their units, the average condo price should start to increase in Dublin.

    Hi John,

    How can the average condo price in Dublin increase once Elan is sold out when they’re building so many more condos out here?

    I also hope that prices for single family residences go up too.

    Hi Anonymous – that’s a great question. While there are still condos being built in Dublin (e.g., Terraces, Amalfi), they are all priced higher than the comparable condos at Elan.

    I also hope that the prices for single family residences go up. I believe that they will as we add more well-paying jobs to Dublin and also continue to make progress at our public schools.
