West Dublin BART Station Transit Village

The West Dublin BART Station Transit Village is the key to Dublin’s future downtown district. Construction on the 1,200 space parking garage was recently completed and the corresponding BART station is targeted to be completed sometime between late 2009 and early 2010.

The West Dublin BART station is being partially funded by the surrounding residential, retail, and campus office development. While there are a few pieces of the puzzle that have yet to be solved, we do have some details about the planned development in the West Dublin BART Station Transit Village:

West Dublin BART Station Hotel and Retail

  • Planned 150 hotel rooms and 7,500 sq. ft. of retail space.
  • The developer (Windstar) is marketing the project to a select list of potential hotel operators.
  • Future changes are expected once this project moves into Stage 2 PD.
  • While there hasn’t been a great deal of recent movement on this project, we should see more progress once the West Dublin BART station nears completion.

Windstar Condos

  • Planned 309 condos. This was an increase from the original plan for 210 condos. The developer accommodated the increase by adding an additional level to the project.
  • This project is in the Plan Check phase (i.e., in the starting blocks).
  • Completion of this project is critical given that fees from this development will be financing a portion of the hefty $80M price tag for building the West Dublin BART station and parking garage.

As the picture at the top of this entry indicates (please click on the picture to enlarge), there are also plans to build a 308-unit apartment complex and 150,000 sq. ft. of office space at the nearby AMB development (where the 9-acre Corovan warehouse facility is currently located). Local development magnate Mike Madden purchased both the Dublin Outback steakhouse and Radisson hotel in anticipation of the completion of the West Dublin BART station. In fact, Mike Madden has upped the ante by committing to invest over $1M to renovate the Dublin Radisson hotel. This is the kind of bullish sentiment that we need to ensure that the West Dublin BART Station Transit Village and future Dublin downtown district are a success.

    Hi John,

    I can’t keep track of all the developments going on in Dublin. It would be great to do a tour.

    Have you ever thought about borrowing a bus from the school district and doing a tour of what’s going up where in Dublin? I believe those buses have an intercom.

    Interested people could meet at a specific location and then hop on the bus for a tour. I think it would be great!! You could even put your campaign signs on the bus as free advertising while doing the tour.

    Also, those interested would donate a designated amount of money to join the tour.

    Hi Anonymous – we certainly do have a great deal of new development here in Dublin. We’re part of a truly exciting and historic moment in Dublin’s history.

    Hi John,
    Thank you for pointing out that the planned 309 condos is a 99-unit increase from the original specification. The city should keep this increase in mind as it proceeds with other developments like Wallis Ranch, Sorrento East, and Grafton Plaza. We need a stricter residential density definition, and we have to achieve total conservation of condo units as a city. If we allow one developer to increase the number of condos in one project, we have to decrease the same number from the other projects — think carbon credits. Also, increase in condo density should only be considered for transit-oriented developments, not residential-only developments like Sorrento East and Wallis Ranch. If Dublin can adopt these simple principles going forward, we will be able to achieve a better balance of our housing options. Thank you again, John, for putting all these upcoming projects in perspective for your neighbors.

    Hi Anonymous – I like the idea of creating a “condo credit” system for new development in Dublin. It would help everybody to evaluate and approve all new condo projects in the context of other planned residential development. There could be exceptions in place (or maybe partial weighting factors) for transit-oriented developments (TODs). This would be an efficient market-based approach.

    I like this Idean of putting a Bart station with Condo’s, shops, and hopefully not apts… alot of rift raft can ride those trains and live in cheap apts.. just a thought.. I wish Dublin would sit back alittle bit and see how much building is going on.. They seem to increase every home site by hudreds of units… more cars, more people…

    Sorry this is a little of topic, but any updates on Grafton Station? It looks like some of the buildings are near completion… When might we expect some tenants to occupy? And, any updates on who will be located there besides Circuit City and the sport shop?

    Hi Anonymous – I haven’t heard which stores will be going into the 4 retail pads. However, for the phase 3 buildings, there will be the Circuit City, Total Wine and More, Sports Authority, a Japanese restaurant, and a bank that have been confirmed so far.
