Dublin Crossing Master Developer Selected

SunCal Cos. has been selected as the master developer for the 183-acre Dublin Crossing/Camp Parks project. This is great news for Dublin residents because the Dublin Crossing project will provide a connection between east and west Dublin. Additionally, this project will provide additional city revenue, park and open space, and the Valley Children’s Museum.

    Hi Anonymous – this is probably at least a 3-5 years out given that the improvements need to be made to Camp Parks and there needs be an an amendment made to the general plan with an entirely new specific plan created for just Dublin Crossing.

    Too bad we couldn’t get the Sharks Ice Complex here too to complement the Children’s Museum. Possibly move the bowling alley from downtown also to make it a family entertainment complex. May not to late to dream?

    Too much High Density Housing once again and too heavy on Residential. At least it is near BART. I’d be more excited if it was strictly commercial, a large Office Campus like Bishop Ranch with Hotels to serve and that it could incorporate the Museum and other family entertaintment options (bowling alley and ice rink, carousel) are great examples.

    We’ve become too heavy on housing, especially the high density variety.

    “We need a stricter residential definition, and we have to achieve total conservation of condo units as a city. If we allow one developer to increase the number of condos in one project, we have to decrease the same number from the other projects – think carbon credits.”

    This resident, not surprisingly, is also in favor of increased condo density for transit-oriented development ONLY.

    Ditto!! Increase one, decrease from another. A great example is Wallis Ranch where Charter Properties is proposal a mix of housing units totaling about 1000. More than have are High or Medium High Density Condos. It has not place being so far from transit or at least I580. Charter Properties is also proposing a change in zoning for Grafton Plaza, allowing high density housing where currently only campus office commercial is allowed. Well an exchange is in order, move the High and Medium High Density from Wallis Ranch out to Grafton Plaza which is closer to the freeway, although still far from Transit Centers. It is still better than in out in nowhere Wallis Ranch with only one major north south road (Tassajara) feeding it. No retail in sight thus all the car trips.

    Too many condos also dilutes the value of existing ones. It is a noble thought to build condos and help the young achieve homeownership. But when you build too many you end up hurting them. People who bought into Dublin Ranch Villages know it all, now stuck with Condos worth far less than what they paid. No chance of ever moving up as their family grows since they have not equity. With thousands more condos/apartments on the drawing board to compete, they won’t see any gains in equity for 10-20 years if they are lucky. SFR will recover from this downturn much faster than condos in normal terms, for Dublin Condo Residents it will take much longer as there will be so much inventory.
