Planning Commission Meeting – 12/9/2008

The Dublin Planning Commission will be meeting this Tuesday night (12/9/08) at 7pm in the City Council Chambers at City Hall (100 Civic Plaza). There are two public hearing items on the agenda:

The Promenade – Phase I

City Staff will be presenting the plans and Conditional Use Permit (CUP) requests for ClubSport, the Mercantile Building, and the related parking structure. Here are a few interesting tidbits:

  • The developer will be required to contribute $129K for public art as a condition of the project. This is based on 1/2% of the estimated $26M valuation of the buildings at The Promenade (excluding land).
  • ClubSport is proposing to have a 2,644 sq. ft. ClubSport Cafe on the ground floor along Grafton Street that includes outdoor seating.
  • The Mercantile Building will have 18,000 sq. ft. of ground floor retail and restaurants with 7,190 sq. ft. of restaurant space on the corner of Grafton Street and Finnian Way. There is also a proposed 35,000 sq. ft. of office space on the 2nd and 3rd floors.
  • The project developer is requesting a Conditional Use Permit (CUP) to provide 41 fewer spaces than that required by Dublin’s Zoning Ordinance per the November 12th Staff report. Surprisingly, the most recent Staff report for the Promenade notes on page 8 that Dublin’s Zoning Ordinance requires 530 spaces. This is 11 fewer spaces than the required amount in the commissioned traffic study and the November 12th Staff report (on page 3 under Proposed Parking>Demand) for the Promenade. It’s not immediately clear why the required number of parking spaces under Dublin’s Zoning Ordinance would decrease in less than a month.

Buffalo Wild Wings

Buffalo Wild Wings (commonly referred to as “B-Dubs”) is a premier sports bar that will be opening a 5,700 sq. ft. restaurant right here in Dublin at Grafton Station on Dublin Boulevard. Among the items discussed at the public hearing will be the owner’s request to allow for 425 sq. ft. of outdoor seating in the eastern corner of the restaurant’s space. Buffalo Wild Wings will be a fun and energetic sports bar with great food and good times. Here’s a bit of trivia – Buffalo Wild Wings likes to strategically place television sets such that one can be viewed from every table of the restaurant.

    Hi John

    do you know which of the buildings will be allocated for B-Dubs?
    Also is there any dependency between the approval of B-Dubs requests by the City and opening the restaurant?

    Hi Ovidiu – B-Dubs will be at 3712 Dublin Boulevard. This is the western side of the building that is right on Dublin Boulevard.

    That’s a great question about the dependency of B-Dubs request to have outdoor seating and them opening the restaurant. In theory, they could open the restaurant even if they didn’t get approval for the outdoor seating CUP…however, if this request isn’t approved, then it is possible that the owner would need to hold off on the opening until a modified CUP request could be approved.

    With that said, I would be surprised if this CUP request isn’t approved. It seems like many successful restaurants have outdoor seating. It would add to the energy at Grafton Station.

    Yes it is! I can see the Planning Commission and City Hall using this as justification to approve an addition 200 plus rental apartments for Sorrento East. How convenient.

    Little do they know that high density housing do not attract families in any high numbers, thus do not add to the student population. Traditional homes bring families with school kids that will support these schools. High Density Residential brings youth and energy to support the sports bars etc.. but not families though for the school system.

    We need a balance with more traditional SFR to attract and retain more families with school age kids.

    Dublin has become too much of a one trick pony, High Density Housing and yet more High Density Housing.
