Fallon Gateway in Dublin
Located just off of I-580, Fallon Gateway will become a grand commercial center for Dublin primarily focused on big-ticket retail, campus office, and other uses that can take advantage of high visibility from I-580 as well as close proximity to I-580, Dublin Boulevard, Central Parkway, and Fallon Road. Fallon Gateway will also be the main entrance into Dublin’s newest frontier known as Fallon Village.
Dublin residents can expect to see business such as:
- Auto dealerships
- Large discount stores such as Greatland Target
- Outlet stores
- Nurseries along the scale of something like Alden Lane in Livermore

In addition to providing conveniently located retail and a job center with lease rates that are significantly lower than those found in Dublin’s core area, Fallon Gateway is expected to become a cash cow that generates a bonanza of sales and property tax revenue that will fund critical City functions such as police, fire, recreation, and other essential services.
Dublin’s Planning Commission is expected to begin reviewing the developer’s plans for the Fallon Gateway project sometime in late April or early May.

This all sounds good, but it’s hard to to get excited anymore. There was so much talk about the Green, and now look at it. The Aquatic Center, and now look at it. All because Dublin felt that more parks were needed; parks we don’t need and that will just get fenced off like Emerald Glen. If there were such a demand for more parks, then why doesn’t anyone use the parks at Emerald Glen? Who is going to sign up and lease space at Fallon Village when we can’t get businesses to sign up for the Green, the Promenade, Tralee, or that new business park in West Dublin (where Oasis Dental is)?
This all sounds exciting, but I won’t hold my breath. Maybe when the economy improves, all this development talk will come to fruition.

Hi Anonymous – I can empathize with your frustration. The challenge we’ve seen with the Green, Promenade, and in getting businesses to move into Grafton Station has been precipitated by the lousy economy.
However, there are some positive signs that better economic times are on the horizon. Many economists expect the nation economy to turn around by September. Locally, B-Dubs is doing gangbusters business at Grafton Station and will hopefully attract complementary tenants. Mayor Sbranti’s website refers to an upcoming City Council agenda item to review a company’s request to take advantage of Dublin’s 1/2% sales tax credit for tenant improvements.
With all that said, we need to see more positive signs before we pop the champagne bottles, but there is hope out there.

John, who is the developer? Also, I thought this would not go forward until stoneridge was extended, and that has a lawsuit now.

Hi Anonymous on April 13, 2009 7:33 AM – excellent questions/comments. The project developer is Charter Properties. The Stoneridge Drive extension needs to happen before Dublin Blvd. can be punched through which likely needs to happen for the Fallon Gateway project to begin construction.
With that said, the detailed planning and approval process for Fallon Gateway will take a least a year or two which will hopefully be long enough for the Stoneridge Drive litigation to be wrapped-up.

I am not sure what is the rationale behind the old slogan: “Fallon Gateway is expected to become a cash cow that generates a bonanza of sales and property tax revenue that will fund critical City functions such as police, fire, recreation, and other essential services”. What is so special about it ? Sounds like a pretty vague concept to me as it is mixing auto mall, nursery, Target, stored.
@Anonymous…compare Dublin East to other cities in the Bay area and there are very few parks. And yes Emerald Glen is being used although its access paths from some roads are puzzling.

This sounds good on paper, but I don’t think it’ll be wise to even plan a project like that in this economy and probably for the next 2-3 years as well.
Dublin Promenade was going to be the next big thing, but so far there’s only flat land there that is fenced off – when will construction ever begin?
Grafton Station is constructed and looking very nice but Buffalo Wild Wings seems to be the only tenant while I see no signs of any future tenants to come.
I know the economy is bad and thus is holding back a few potential suitors so that’s why something like the Fallon Gateway might just be a pipe dream as of now.

I don’t know if I would read too much into economist/analyst says. I would be interested to find out more about the interest generated or demands or lease signed for all those empty commercial/retail spaces. That would be a good indicator. Because with all these empty spaces, it leaves me with “build it and they will come” impression which could be a dangerous move.
We now have one of the highest sales tax in the state. I’m not sure if that would deter people to shop or eat out in Dublin.
I went to B-Dub first time last weekend and it was awesome! I miss B-Dub. It’s a bit eerie though it’s the only one so far in Grafton Station. I hope for more tenants coming soon.

As far as I can tell Emerald Glen park is a widely used park. Maybe not so much in the winter as it is too cold to take the little ones out. But, otherwise, try swinging by in the summer. Always packed!! As for more auto dealerships + Target + nursery? Not sure what kind of concept that is. It doesn’t quite match. Going to B-Dubs tomorrow. Excited to try it out!!

BTW, Livermore/Pleasanton will build a gigantic Factory Outlet and auto mall right across 580 facing Fallon Gateway…Dublin might want to consolidate its auto dealerships in one spot and not try to compete with Schaeffer ranch with outlets…

Emerald Glen WAS a widely used park. It WAS always packed. But ever since they put that stupid fence up, no one goes. And no one who reads this blog has any explanation for why that fence is up. If they’re trying to anger residents, it’s working.
And Emerald Glen has plenty of grassy fields that get no use at all. The main field facing Central Expway was always busy (the one that’s fenced off), but the huge fields near the skater park are always empty. So what does the city do? Decide to build more parks. Maybe they’ll build some beautiful soccer fields and then fence them off; that sounds like a good idea.

I surely hope they build something nice as was told to us at Sorrento. It was suppose to be a Santana Row concept. I understand the times, but like everything else, the economy will bounce back, but Santana Row doesnt have a Target, or auto dealerships… bring some nice restaurants, lower the taxes on new business.. make it affordable for businesses to make money.. the County will get there money in the end… through taxing us so high.. How about Crate and Barrell, or Bings.. a restaurant that has music, upscale, nice with decent prices for all us hard working Tri-Valley residents. An one more thing.. I though Kaiser was building on Dublin Blvd also…. any one heard any thing on a Full Kaiser Hospital…. thanks and I hope this all goes throught.. We need it as a city and community…

On an annual basis the City closes the sports fields at the Dublin Sports Grounds and Emerald Glen Park for maintenance. The length of the closures depends on the amount of wear and tear on the turf. This allows the City to do some maintenance and allow the fields to rest so that the turf can become strong enough to withstand the wear and tear from sports. The two soccer fields at Emerald Glen in particular get a significant amount of use. Therefore the fencing is necessary during the maintenance period to ensure the players stay off and the turf can become hearty enough for the remainder of the year.
Annual field closures are a common in other communities and considered best-practices for park maintenance. The City rotates the fields through the closures beginning December 15 and ending in May. This ensures that some fields remain open while others are closed for maintenance.

Ok thanks John. At least they have an explanation, although I’ve lived next to numerous parks before and have never seen a field fenced off. Then again, the fields were often in rough shape.

I am a resident of Dublin Ranch and all I can say is DUBLIN RANCH NEEDS MORE GUEST PARKING, I repeat, DUBLIN RANCH NEEDS MORE PARKING!! Right now, the high density housing and parking situation is an eyesore, devaluing our property values, and a headache for the residents who live here. So, PLEASE, someone have the developer address the parking concerns here.

John, I was reading the planning commision notes for Fallon Gateway, and Mr. Tong said that Target will go forward with the project based on economic numbers in the rest of this year, and that Dublin and Norther California is at the top of Targets expansion. They also set a planned date of 2011. Here are the minutes attached. Read the top paragraph.

Hi Anonymous on June 4, 2009 8:26 AM – this is fantastic news. Fallon Gateway will be a shopping center that the residents of Dublin can be proud of and enjoy for years to come. It will be wonderful to have a Greatland Target so close by, as well.
A target date of 2011 seems attainable. The key will be for Pleasanton to connect Stoneridge Drive so that Dublin Blvd. can be opened up between Lockhart Street and Fallon Road.
