Update on Fallon Gateway

Charter Properties rolled out their latest vision for the 34-acre 379,000 sq. ft. project known as Fallon Gateway during the April 28 Dublin Planning Commission meeting. The new vision is limited to more traditional retail such as large discount stores, clothing/fashion, shoes and jewelry, and sporting goods. In addition to the retail component, there could also be a wine bar, nightclub, restaurants, and a movie theater.

Greatland Target is expected to be the grand anchor of the Fallon Gateway project with a 140,000 sq. ft. store and 6,000 sq. ft. garden center. Please click here for a complete listing of the potential uses (starting on page 6 of 13).

The Fallon Gateway center will look similar to the Shops at Bishop Ranch (which has a Greatland Target and Whole Foods) except that the large stores will be located adjacent to the Greatland Target store and the smaller retail and restaurant establishments will be located across from the Greatland Target and other large stores.

Here are a few additional features of the Fallon Gateway project:

  • Safe for Pedestrians – an abundance of extended pedestrian-only pathways replete with decorative pavement, monuments, and landscaping.
  • Plenty of Parking – 227 more parking spaces than required with standards similar to Waterford and The Green on Park Place.
  • Lush Landscaping – Fallon Gateway will provide more landscaping then what is required by the Dublin Zoning Ordinance.
  • Can’t Miss It – there will be a 99 foot free-standing sign along I-580 to let drivers know exactly where they can find the Fallon Gateway Target. There will also be colossal Lumasite panels that can illuminated with a broad pallette of colors (please click on the image below for an illustration).

The Fallon Gateway project will be completed in phases with the Greatland Target being built first and then the mid-sized and major retail pads being built later. The Dublin Planning Commission approved this project 5 – 0 with high praise by all. The City Council is expected to approve the project later this year.

    Time frame? Is this all dependent on the economy and stoneridge drive extension? Did they discuss this?

    Hi Anonymous on May 4, 2009 6:48 AM – you called it. The time frame is all dependent on the economy, lining up financing, and the Stoneridge Drive extension. None of these items were discussed at the Planning Commission meeting…which makes sense since they pretty much stick to Land Use topics. However, the time line and related hurdles will probably be brought up during the Council meeting.

    John, I don’t know if you saw this, but I was wondering if you could find out why they would be pulling their approval for the promenade. This is kind of depressing.

    John,

    Is there any mention of the Campus Office part of this project? like the Target Regional Offices? Or is it once again more retail but no high paying office jobs and workers?

    Hi Anonymous on May 5, 2009 11:06 PM – the Fallon Gateway project looks to be all retail. However, there is some land adjacent to Fallon Gateway that appears to have a campus office designation…so this is where Target’s corporate office could be built (along with others).

    Good looking concept but it makes me wonder, what was the Lin Family/Charter Properties thinking when they sold the large adjacent parcel to Kaiser? Instead of having one power center (Grafton Station, Grafton Plaza and Fallon Gateway all in one large parcel, complimenting the small scale retail at The Promenade, all pedestrian friendly, we a now have a skippity hop think all scattered. It doesn’t look master planned as they tout Dublin Ranch to be.

    I can almost envision the same article being written 15 years from now about the overbuild of retail in east dublin…and subsequently becoming a med/big-box ghost town during the next sigficant economic downturn.

    Let’s hope that the grandiose plans for East Dublin projects are based on realistic (and conservative!) economic forecasts. Things will certainly turn but let’s not overbuild in another part of the city for the sake of meeting city revenue targets…..let’s learn from what is happening now and demonstrate some austerity.

    John regarding the pormenade, do we know that toll said “we hate the whole thing, the parking garage”. Is charter throwing there hands up and quiting? It would be interesting to find these things out.

    The resolution to rescind the all City Council and Planning Commission approvals for Parcel 5 of the Promenade at Dublin Ranch came up as item 4.8 on the Consent Calendar at the May 5th City Council Meeting:

    Since everything on the Consent Calendar is considered NON-CONTROVERSIAL, City Council did not discuss any detail of this case substantively. In fact, both Council and Staff referred to this item only by number during the proceedings. The real motivation behind Toll Brothers’ unexpected move remains elusive to the general public.

    I finally had a chance to review the City Documents on this proposal. It looks quite nice and would be an asset to Dublin. Too bad it is not in the Parcel behind Lowe's though to create a larger cohesive Shopping District. Feeding off of Grafton Station, The Promenade, Waterford and Ulferts. Now residents would have to rely heavily on automobiles just to skippity hop from one power center or strip mall to another instead of being able to walk from one to another.

    Maybe a Dublin Go Round Trolley free of charge that makes stops at each or our 30 plus strip malls would do. Like what they have in Emeryville's Emery Go Round or the Trolley in Downtown Walnut Creek.
