Waterford Place Adapts to Tough Retail Environment

Located on Tassajara Road in Dublin, Waterford Place is a thriving mixed-use retail/residential village center featuring proprietors such as Blush, Peet’s, Amici’s, and Safeway. The owner of the Waterford village center is reportedly looking to sell the entire property.
While the businesses at Waterford Place have done relatively well during the current recession, the plaza’s owner presently has 3 vacancies with the expectation of more shops opening up. Stacey’s restaurant reportedly closed up shop at Waterford because the plaza’s owners wanted to raise their rent from $25K/month to $30K/month.
Dublin’s Planning Commission recently approved a slate of new uses to provide the owners at Waterford Place with more flexibility as they work to fill current and future vacancies. Here are just a few of the new types of businesses that could be moving into Waterford Place:
- Art Studio and Gallery (imagine the the cache of having exclusive art exhibitions)
- Gardening Supply and Nursery (like a scaled-back version of Armstrong Nursery or Navlet’s in Danville)
- Bicycle Shop
- Tutoring and Educational Services (e.g., Sylvan Learning Center)
- Massage/Physical Therapy
- Martial Arts or Gymnastics
- Play Place (e.g., an indoor bounce house)
It is fantastic to see Waterford Place adapting to the current retail environment and it will be exciting to see which new businesses move in to take advantage of the openings at Waterford Place.

I would love to see a play place in Waterford!!! We used to have picture perfect party by Wok’s up, but now Dublin doesn’t have anything like that.

What is really great about adversity is that it brings about creative change. What is great about the City of Dublin is that they are working with the property owners of Waterford to enable them to continue to be a viable retail center (unlike the City of Pleasanton which shoots down every option presented as in the case of the shopping center on Vineyard Ave–how long has that spot sat underutilized or vacant?). A win-win situation for everyone.

I think for a massage place, somewhere like Massage Envy in San Ramon is more likely. Not sketchy at all. It’s basically a very focused Spa and I’d love to have one in Dublin. I’d also love to see a Bar Method or Yoga studio in there. The nearest are downtown Pleasanton and San Ramon. Health club classes are just not the same.

I agree with Poppy. There’s nothing sketchy about massages like Pleasanton Spa and Massage Envy — I just don’t think there’s a spot big enough for a franchise like Massage Envy at Waterford except for the old Stacey’s.

Hi Anonymous – from what I’ve been able to gather, the Promenade public hearing item at the Planning Commission on August 11th is just a formality to sign an agreement between Charter Properties and the City.
We’ll be posting an article on Monday morning providing readers with an update on the Promenade.
