Maranello at Positano Opens to Large Crowds

The grand opening of the Maranello village at Positano in the east Dublin hills was a huge success. As of around 1pm on their first Saturday afternoon, the Around Dublin team noted that two homes had already been sold with a steady stream of prospective buyers jockeying for position to get in the Maranello sales offices. What’s their secret for attracting ready, willing, and able buyers?
- Aggressive Pricing: the project’s developer, Braddock & Logan, has set their prices low and implemented a no-haggle pricing model.
- Views: Maranello benefits from having incredible views of the Pleasanton Hills and rolling greens of the Dublin Ranch golf course.
- Private Yards: Braddock & Logan responded to market demand to create larger private yards and slightly smaller and more energy efficient homes at Maranello as compared to many other new home communities.
- Flexibility on Floor Plans: home buyers can choose both their floor plan and lot instead of being tied to a pre-plotted floor plan on a preferred lot. Maranello also offers timeless floor plans that incorporate Spanish, Tuscan, Cottage, Italianate, and French Country design elements.
The Maranello community offers 4 different models and currently ranges in price from $629K for a one-story 2,003 sq. ft. home geared towards retirees to $829K for a two-story 4 bed/4 bath 3,343 sq. ft. home with an incredible view.
How to Get There: if you’d like to visit the Maranello model homes, please take the Fallon Road exit off of I-580, then take a right on Positano Parkway and follow the signs to Maranello.
Just as an aside, the Around Dublin team noticed that one couple was working with their real estate agent in Peet’s to prepare an offer on a completely different home in Dublin. New homes selling like hotcakes at Maranello, couples excitedly submitting offers to buy homes, feedback from many folks about newly listed homes receiving 10-15 offers within the first week…all bullish signs for Dublin’s housing market.

I was at the Maranello on Saturday and I made an offer for one of the available homes. I was not offered to pick a lot or floorplan. Only 5 lots were available and plans for all of them were preselected. I wish I could select a lot with a view.

Does anyone know why most builders nowadays are opting for 3 car TANDEM garages instead of the traditional side by side for 3 cars? The traditional way gives the homeowner more driveway space and better functionality. Yes it is nice to have that third spot but is not very functional with the tandem arrangement for a third car. It takes a daily coordination to move cars in and out and plan ahead who leaves first and which car will be used as one of the three spot is locked in. The tandem arrangement also tends to cut into the floorspace available for the first floor living space. Is it because it takes less land with tandesm thus cuts cost or is it city requirement to no have a facade of 3 garage doors facing the street?
Me and my wife have been looking to move up in Dublin Ranch but the only builder offering traditional 3 car garages is Toll Brothers in the Golf Club. We would rather buy a brand new home from Braddock but the tandem is a negative for us as we know it not functional other than using it for storage. The third car would end up on the street curb clogging up and cluttering the neighborhood.

excellent point. essentially it’s a 2 car garage with storage or workshop space. It’s one reason why I’m shying away from it.
