Toll Brothers Withdraws Appeal on Promenade

After extensive negotiations between Toll Brothers and Charter Properties, Toll Brothers officially withdrew their appeal of the Promenade project at 8pm this evening. After deliberating for a few minutes to read Toll Brothers’ letter, Mayor Tim Sbranti and the Council acknowledged Toll Brothers’ withdrawal of their appeal. The terms of Toll Brothers and Charter Properties agreement are not known at this time.

The thought is that Charter Properties will have the detailed Phase I plans of the Promenade within 60 days.

Thank you to all the Dublin residents that attended this evening’s Council meeting in support of the Promenade. Your support was the key to ensuring that the Promenade project could move forward. This is clearly a project that residents from all over Dublin – from Schaefer Ranch to Silvera Ranch and everywhere in between – feel passionately about. Tonight’s outcome is proof that your voices were heard.

    John, I was wondering with the economy the way it is how charter gets financing for such a project? Also, through all this I am surprised that Club Sport is still interested. When this Club Sport opens, does the Pleasanton one close, or do they think there is enough business to use both?

      Hi Anonymous – I’m not familiar with Charter’s financing arrangements. However, generally speaking, the key to receiving the construction financing is to be able to show that x% of the tenants have signed lease agreements. In year’s past, that threshold may have only been 20% or so. These days it might be closer to 50%. In the case of the Promenade, Charter has split up the project into different phases with the first phase a guaranteed success given that Club Sport has signed up for a long-term lease.

      Club Sport has indicated that the Pleasanton location will remain open once the Promenade Club Sport is open. There should be enough business for both sites given that Dublin still has so much room for growth. There’s going to be roughly 3,000 homes built in Fallon Village (right off of Fallon Road), another 500+ units or so at Grafton Plaza, a new community at Sorrento East, potentially more homes on the DiManto parcel directly across from Emerald Glen, 900 or so homes at Wallis Ranch, and the list goes on. Dublin will see the largest % population growth in the Bay Area by 2035. Club Sport is getting in now before Dublin starts its next phase of growth.

    I’m still mad at Toll for delaying the project and wasting everyone’s time…however, I am very excited at the prospect of some new businesses!

    I think this ClubSport is going to be much smaller (kind of an express version). I don’t think it will have all the outdoor pools, nor basketball or tennis.. If I remember correctly from past posts, I think this Clubsport will only have a few exercise classrooms, weight area, cardio and some spa treatment style rooms (facials, massage,etc).. So with that said I think the Pleasanton will still be around.. Perhaps this new ClubSport will be less in fees, but it won’t allow you to use the Pleasanton location (not sure if Pleasanton club members, who will likely be paying higher fees, will be able to use this smaller location).. I’m sure it’ll be very nice though, and as soon as it’s done, I’m sure they’ll need to update/improve the Pleasanton location-

      Good news, sad it took this long to get here since Toll was acting just like it does with its potential customers. I keep my fingers cross they don’t bait and switch this deal with Charter.
      Toll would tell us residents that is was over the garage , but they have a hidden agenda.
