Exciting Developments on Tap For 2010

School of Imagination Conceptual Drawingv2This has been a year of resetting and recharging for the economy. However, 2010 looks to be a year of great promise for local development. We’ll likely see a trend towards smaller project phases and lower density as lenders look to minimize their risks as much as possible.

Here are updates on some of the exciting developments that we should see activity on in 2010:

  • Farmers Market – the City Council will be evaluating the feasibility of a Dublin Farmers Market within the next few months. Potential locations could include the parking lot of the former Mervyn’s, maybe Grafton Station, or even a school facility that is easily accessible from the freeway.
  • Sorrento East – a public hearing is expected for sometime during the winter of 2009-2010. This is a key project for east Dublin given that it will help provide impact fees for the construction of Kolb Elementary school.  The big controversy has been whether or not apartments will be built at Sorrento East.
  • Dublin Hills – the details for the staging area are now complete and the Dublin Planning Commission will be evaluating the proposed plans in the near future. It will be great to see Discovery Homes deliver on their promise so that East Bay residents will be able to enjoy this vast 600-acres of open space in west Dublin.
  • School of Imagination – the plans for School of Imagination’s permanent home at Schaefer Ranch are coming along great (illustration above)! The folks at Discovery Homes and School of Imagination have been working closely with the City to design a building that meets the needs of our children and the community. We should hopefully see plans for the permanent facility in front of the Planning Commission very soon.

  • Dublin Crossing – SunCal is still haggling with the Army over the cost of the Camp Parks land purchase. The hold up at Dublin Crossing is likely due to the drop in the price of raw land and the transition to Camp Parks’ new base commander.
  • Green on Park Place – Blake Hunt has laid down much of the infrastructure needed to built this much-anticipated lifestyle center. Additionally, Whole Foods – The Green’s big anchor – has enjoyed a 200% increase in their stock price since they moth-balled their plans to open a store in Dublin. Now that their business has stabilized and the San Ramon store has continued to bring in shoulder-to-shoulder crowds on a daily basis, Whole Foods  may be willing to resume plans to open a store in Dublin within the next few years.
  • Grafton Plaza – there hasn’t been any news for this project. However, with banks unwilling to take on big risks like high-rise mixed use projects, Grafton Plaza may end up with smaller project phases and fewer stories than the currently approved level of 10 stories.

We have so much to look forward to in 2010!

    Just read on the mayor’s website that Arroyo Vista will be redeveloped in late 2010/early 2011.

    I would love for there to be a farmer’s market in the city. Plans for more parks are excellent, too. There’s a lot of development going on, which is exciting and all, but please balance development with preservation.

    I believe that Wallis Ranch will eventually also have a greenbelt of park-like land between Tassajara and the dry creek bed (that’s from plans that I’ve seen, not sure if that’s changed)… They tore down the old barn at Tassajara Rd / Silvera Ranch Dr intersection and they have been making good progress on the two concrete bridges that cross that dry creek bed… Not sure when Wallis Ranch will begin construction on the homes and the creek trail area… Hopefully soon–

    This is nothing against the School of Imagination, however there seems to be something very fishy about this arrangement. From my understanding, Discovery Homes will be building this school instead of a new Fire Station. I think this arrangement was made when Discovery Homes was looking to increase the # of planned homes and it seems like they did a deal with the ex mayor? I cannot find any info on this, it just popped up. John Z any ideas?

    Frankly, we need a fire station in West Dublin. Residents of West Dublin should wake up, Dublin Hills/Schaefer Ranch has high winds and could present an extreme fire danger to the CA Highlands, Hanson Hill and the folks on Rolling Hills.
