Retail and Restaurant Opportunities in East Dublin

It was recently reported that Dublin is ranked number one in terms of projected population growth through 2035. Experts are estimating that Dublin will grow by 69% between now and 2035 – with most of the growth occurring in east Dublin. Projects like Fallon Village, Grafton Plaza, Sorrento East, and Wallis Ranch will attract thousands of new families to east Dublin – families that will need a full array of restaurants and shops to complement their lifestyles.
To prepare for the exponential population growth and to meet existing demand, it is beneficial to think about which restaurants and retail shops we would like to have in east Dublin:
- Gas Station - wouldn’t Fallon Gateway would be an ideal location for a gas station right on the corner of Dublin Boulevard and Fallon Road?
- Italian or Italian-esque – how about a Maggiano’s or Old Spaghetti Factory at the former Stacey’s at Waterford location?
- High-end Steakhouse – a Morton’s or Ruth’s Chris could be a perfect addition to the Promenade.
- Whole Foods – hopefully we’ll see a Whole Foods at the Green on Park Place by 2011.
- Specialty Retail – which kinds of stores would the residents of today and tomorrow be drawn to at Grafton Station, the Promenade, the Green on Park Place, and Fallon Gateway?
What are some other restaurant and retail ideas for east Dublin? The Around Dublin team would love to hear your feedback!

I really think a gas station at fallon would be great. I hate having to cross over to pleasanton to go to the shell. I think the Target at Fallon would also be good. At the Green, I am hoping that Crate and Barrel would be interested. I am surprised that a Tully’s or some type of coffee shop is not opened at Grafton. I think they would get a lot of business. There are so many families in Dublin Ranch that I think any type of family restaraunt would do well at Grafton or the Promenade.

I second the Crate and Barrel comment. There is not one in the near vicinity and it is a great store. I am also really looking forward to Whole Foods…

I see mention of the Old Spaghetti Factory, that would be awesome. We need more places like Olive Garden, Sizzler, Home Town Buffet as after eating at all the ethnic places, our Caucasian family is craving foods we are more accustomed too. We end up driving to Fremont, Hayward, Concord every weekend to get what we want.

Are you kidding? Home Town Buffet?!?! That’s not the kind of eatery I want to see here! Much rather see a Buca di Beppo or Maggianos over Olive Garden…. and a Morton’s or Ruth Chris over Sizzler. Let’s keep East Dublin “High End”. Nice boutique style shops and high end stores, nice eating establishment and no fast food! All this will keep our home values high and our schools at the top!

You drive to Fremont, Concord, etc to eat at Olive Garden, Sizzler and Home Town Buffet??? Now I’ve seen/read it all… Amazing–
Personally, I’d rather not see those places come out here. I’d rather see Maggiano’s, McCovey’s, Left Bank, Blowfish Sushi, PizzaMyHeart, Yankee Pier, Wahoo’s fish tacos, etc..

Blockbuster at Waterford is closing by end of the month. That is definitely not good for Dublin commercial real estate.

Really? I haven’t seen any sign of a pending closure, though I know Blockbuster is planning to close many stores in the next few months.

Instead of big name chains some good local restaurants, and shops that can create a unique Dublin experience would be great.

I completely agree with this comment. Come on Dublin folks! Do we really want to stack one Fudrucker’s upon one TGI Friday’s upon one Hometown Buffet after another?? If we go in that direction the end result will be that we will be indistinguishable from every other faceless suburb in the Bay Area.

My picks:
1. A gas station at Dublin and Tassajara.
2. A Starbucks in Grafton or the Promenade.
3. A really yummy family-owned, high-end bakery. Or Teacake Bake Shop.
4. BJ’s Restaurant & Brewhouse.
5. A fine dining restaurant with fresh, seasonal fare.

I would love to see a Rubios Fresh Mexican Grill, a California Fish Grill, and a Baja Fish (not Fresh).
Sprinkles Cupcakes! Yummy! It would be nice to have one in Dublin. Also, a Drive thru Starbucks would be very convenient. I am sure I will think of more later.

Post office or at least some drive-up U.S. mailboxes (where are they all in Dublin anyway??)
Another breakfast/bagel store (Bagel Street Cafe is always too busy, indicating the need for another similar cafe)

Anything with outdoor seating, day and night. That will make the commercial spaces so inviting. B-Dubs patio could be so happening if it wasn’t hidden in a corner.

To bring in more business for the East Dublin area, the city should bring similar retailers as Santana Row. High end stores and restaurants attract the crowds.

I think we need more boutique “chain” restaurants in east dublin. The failure of Stacy’s is proof that smaller less funded restaurants can make it, and lets face it…who wants to dine overlooking tassajara…dining should be a more intimate experience….
I would love to see more restaurants in areas that are focuses on pedestrian traffic and not cars…never really enjoy sitting outside and choking in the exhaust…..see tomatina as an example. We live 500 yards from tomatina but did not enjoy the noise while dining out.
also would be great to have a couple of places that could provide some evening music….Livermore downtown has done a really nice job….close off the streets some evenings and tons of people walking aound…shopping, listening to music. there is not a place is dublin to just hang out.
Here is an example of what east dublin could incorporate…..this was a fun place to visit….the Apple store was packed and we hung out for several hours…eating and shopping.

I would prefer an Il Fornaio at the old Stacey’s location. I don’t understand the need for a Spaghetti Factory as we already have lower-end Italian restaurants such as Macaroni Grill, Tomatina’s, and Frankie Johnny & Luigi’s. Rubio’s, Ruth’s Chris, Pasta Pomodoro, and another breakfast-type of eatery such as a Noah’s would be nice additions in East Dublin. An upscale brew house (similar to StealHead in Burlingame) would be great.
I agree that a Crate & Barrel, REI (which is believe is coming to the Green), and an Apple Store would be perfect in East Dublin.

While I love both, I can’t imagine Crate & Barrel or Apple coming to Dublin, when each have locations nearby. Crate & Barrel in Walnut Creek, and Apple in Pleasanton and Walnut Creek. These are not the type of stores that open up locations in close proximity. Their markets are sustained with regional stores.

I would agree with you regarding the Apple Store. However, in the East Bay, Crate & Barrel only has a presence in Walnut Creek and Berkeley. Notice their store map in the Bay Area, specifically on the peninsula. I realize the peninsula has a greater population density than here and that would warrant more stores in closer proximity. A store in Dublin would serve the tri-valley area, Tracy to the East, areas in Antioch & Brentwood (using Vasco), and maybe as far west as Hayward.

Dublin should follow a model similar to Walnut Creek. Walnut Creek has a nice combination of big name chain stores intertwined with smaller boutique shops. With the outdoor shopping and eateries, it’s a very attractive place to visit and shop at.

They should definitely stick with higher-end dining, to reflect the surrounding neighborhoods.
How about a Target? Whole Foods would be nice, weren’t they thinking of building a Kaiser on the corner of Dublin/Tassjara?
I can’t wait till the promenade is built, hopefully it’ll make our units skyrocket$$!! (Just like Santana Row’s homes) YEAH BABY!!!!

Hi Anonymous – Kaiser is planning to build their facility along Dublin Boulevard in between Carnmore Place and Lockhart Street (next to Grafton Plaza). The current target is to open in 2015:
