Dublin Ranch Set to Expand

The Dublin Planning Commission recently voted 4 to 1 to support the annexation of the 157.7 acre Dublin Ranch North area and approve a Development Agreement with the Lin family. Commissioner and Dublin Ranch resident Alan Brown was the lone dissenting vote.

Dublin Ranch North is a 157.7 acre parcel with 157.2 acres owned by the Lin family and 0.5 acres owned by the Dublin San Ramon Services District (DSRSD) for a water tank. Currently outside of the Dublin city limits, Dublin Ranch North needs to be annexed in order for future residents to receive services from the City of Dublin and the DSRSD.

The Lin family envisions the development of a gated community with:

  • Four custom estate homes spread out over 30.4 acres with lots ranging from 4.5 acres to 12.9 acres apiece; and
  • 126.8 acres of open space for grazing and wildlife (e.g., Red-Legged Frogs, California Tiger Salamanders, and Golden Eagles).

Access to the site will be provided from the Silvera Ranch Phase 4 development by way of Cydonia Court (planned future street). Silvera Ranch has access from both Fallon Road and Tassajara Road. Cydonia
Court is an eastward bearing cul-de-sac that will provide access and utilities to the Dublin Ranch North area. From this cul-de-sac, a single private driveway will serve the four Dublin Ranch North estate homes.

Construction of this Project will depend on market demand, the completion of Cydonia Court (from Silvera Ranch – Phase 4) and utilities from adjacent properties. Additionally, the Dublin City Council and Local Agency Formation Committee (LAFCO) will need to provide their approval in order to finalize the Dublin Ranch North annexation.

    I think it is a great idea to have more low-density housing. Estate home is even better.

    Finally, a step in the right direction in terms of density. Livermore and Pleasanton have a right to be disgruntled with Dublin over excessive growth and inappropriate density. Let’s keep the Tri-Valley a desirable place to live that attracts the right kind of residents.

    Wow!! Those are huge parcels of land! I wonder how much each will cost and what the building restrictions will be. You would think that they would divide the land into 1-acre parcels.

      Kat is right. I love the idea of custom estate homes, but just four will not attract the Bay Area’s elite. A 1-acre lot would still be enormous, and you could build a couple dozen homes and bring in more of the CEO types.

    Just a comment about the new look and feel of this site. Usability-wise, I think the old format was better. Most reader will probably just want to see the new article and recent comments, which was very accessible before. Now, with all the categories of topics (old news which frequent visitors don’t care for anymore) it just takes up too much real estate. I find it tougher to get to where I want to go.

      I agree, the around dublin site seems much less user friendly (for me) that it was in the past—
