New Tenants Expected at Grafton Station

Grafton Station is a gorgeous shopping center in east Dublin. Anchored by Lowe’s and home to an incredibly successful Buffalo Wild Wings franchise, Grafton Station has been working hard to sign up additional lessees. It looks like that hard work is starting to pay off for Grafton Station.
A San Francisco-based Asian Fusion restaurant is expected to open a new location right here in Dublin at Grafton Station. This restaurant will also have a nightclub and a dance floor for evening enjoyment (pending Planning Commission approval). More details should be coming later this year.
Buffalo Wild Wings will be adding an additional 1,200 sq. ft. of space to their existing restaurant location. As part of the expansion, the Grafton Station planning guidelines may be amended to automatically allow for outdoor restaurant seating without having to request special permission. The Dublin Planning Commission will make their determination on the outdoor seating request at their November 24th meeting.
A dentist will be moving into Grafton Station. It appears that they may be leasing around 2,000 sq. ft.
This is great news in that we have optimistic entrepreneurs looking to invest here in Dublin and that there will be an upmarket restaurant option at Grafton Station for folks to enjoy. East Dublin commercial activity is poised for a strong rebound based on the combination of pent-up demand, visionary entrepreneurs, and the possibility for a significant reduction in water/sewer hookup fees.

This is good news. I was just thinking the other day that Dublin needs more dentists.
All kidding aside, this is great news. The one thing we DO need is nightclubs, so this is a step in the right direction.
By the way, is B-Dubs still successful? I know the opening weekends were great, but has that success been sustained?

Hi Anonymous – the Dublin Planning Commission approved the owners’ request to have a dance floor at the Karma Fusion Lounge at Grafton Station. Karma Fusion Lounge is tentatively set to open in April 2010.

We live in Sorrento and are dying to be able to just walk down to Grafton Station (and the Promenade) to more restaurants and other services— Here’s what I’d love to see (some would make more sense in The Promenade perhaps):

Eric’s Deli (the one in Pleasanton is hidden)

Come on, we have Side shows already in place up on the corners of the far east and the corner of Keegan and Dublin Blvd sounds like a aircraft carrier launch pad every morning and I am sick of it: annoying Diesel truck, Porsche, Vette even Police cruisers “take off” like gas is 10 cents a gallon at least 3 times a day.
Sorry, but, we don’t need a bunch of drunk people leaving the club and disturbing the peace at 2 in the morning.

I got my “secured storage unit” burglarized twice, the security guard was taken down with a taser gun in the terraces and we all know about the theft around our lovely neighborhood. Do you think that the police is going to increase their presence during “clubbin’ time? Yeah right…

I am a homeowner across the street and I can support the many negative complaints regarding noise, stumbling drunks through our properties, drag racing up and down the streets, increased crime, etc, etc…I am woken up atleast 4x a week between Wed-Sat night at 2,3am….your FB photos supports the claims of a “Jersey Shore” type of clientel vs the “professional, upscale clientel” you intitally claim….

A new Restaurant/Club! in Dublin! cant wait. Im tired of going to AURA, Gallaghers, The SLOPPY, and all the other crap bars here. The valley really needs some upscale places to hang out, SF is too far, San Jose is too dangerous and Walnut Creek has too many roided out freaks and plastic women.

I’m all for a new restaurant and maybe it being a lounge open until midnight BUT definitely not a night club. If East Dublin were all commercially zoned then it would be nice to have a club across the street. However, it’s not and although it could bring in some good revenue for the city, it is not worth the potential for trouble to the residents living across the street.

Your going to “cater” to the upscale types?? ….LOL, yer going to get the same Affliction / Ed Hardy wearing, druged out drunken punks that have posted up at every “new” spot in the Tri-Valley, with the same results. DUI’s, fights, drinking and drugs in there cars, people throwing up all over the pretty new shopping center, date rape drugged out women and a fresh new “our sh*t doesn’t stink” attitude that comes with these same groupies that are going to show up like its the Academy Awards for a few weeks/months then when it gets old..and it will, they will gravitate to the next “new hot spot” Good Luck! I read about the nightclub possibility coming to Grafton Station and I would have to say I’m opposed to it since it’s so close to residential areas. As we know, many nightclub patrons drink in their cars or in the parking lots,etc before going into the club, due to high drink prices. Also, there is lots of engine reving, yelling,etc at closing time to go along with the loud music bumping in the cars.. I can’t think of a worse mix for residential— I cringe at the thought of drunken patrons wandering through the residential area looking for a dark place to urinate/defacate/have sex. As a former nightclub employee I can tell you that we saw each of those every weekend-
A wine bar or something like the bar scene at Stacy’s at Waterford would be fine, but a true “nightclub” with hundreds of patrons is definitely not good for Grafton Station and residential areas..

So I sent the above email to Dublin City Council this morning and got a reply fairly quickly from Jeff (thanks Jeff!)– Turns out it probably won’t be a nightclub (the way I was thinking it would be) but rather a Fusion Restaurant and Bar (no mention dancing/dance floor but likely it would a small thing, not a full size nightclub as you might see in SF or SJ….
So, for me, that sounds interesting as I think it would attract a more mature crowd (all depends on what music they play and the clientele they are going for)..
Hopefully they’re going for the 30-40 somethings like myself that work hard and like to drink nice (expensive, ie, good profit for them) wine or top shelf cocktails and not the young crowd wanting to drink cheap beer and well drinks– Still wondering about the drunks parade back into the neighborhoods but to be honest that could be a worry about Buffalo Wild Wings and yet I haven’t heard of any problems with that yet—

As a member of the Dublin community myself (there’s actually two of us in Dublin and we both live within walking distance of Grafton Station), we wanted to create a place where the working professionals of Dublin and the adjacent cities can come relax and enjoy great fusion cuisine as well as share a few drinks. On certain nights there will be a DJ and dancing, however we are looking tocater to an elite, mature, high-end clientele, and will monitor dress code strictly. My wife and I just moved to Dublin a few months ago from San Francisco and would be very happy to have this restaurant open up. We are always going to nieghboring cities like downtown pleasanton and danville for a nice dinner and a few drinks. Attracting more shops and restaurants like this versus more chain restaurants will help our property values and help keep money in dublin. While we definitely don’t want any rowdy nightclubs and underage drinking, we welcome a nice restaurant/lounge and wine bar and can’t wait to try it.

Hi Anonymous – have you had a difficult/challenging experience with Karma’s ownership that could be the source of the tone of your comment? I visually inspected the pad this past weekend and noted that the dance floor space will be rather limited. We won’t have a huge San Jose-style night club in Dublin…it’s more of a restaurant that happens to have a dance floor for when guests want to cut a rug. The layout and space use could almost be seen as something analagous to Faz in Pleasanton.

The FB pictures probably don’t show the whole crowd, but I’d be scared going to Karma if the only crowd that goes there are beefed up, tatooed, Affliction folks. That’s not what I call “classy” or “upscale”. It IS what I call “Vegas” though, which is apparently consistent with the DJs they bring in.

Hi Anonymous – there were a few homeowners at the meeting. A concern raised by one homeowner was that she was promised that Grafton Plaza would be 100% campus office, whereas the plans approved last night now provide Charter Properties with flexibility to build campus office, retail, and/or residential. Ultimately, the City Council will need to approve the final plans.

One of the reasons Dublin Ranch Villages and Wateford look so nice right now is precisely because there is no gas station. Do we really want to replicate the mess that is Dublin Boulevard and Dougherty Road? We have THREE gas stations at that intersection alone, and look how much Tralee benefited from being next to THREE gas stations.
There is a gas station by Trader Joe’s, so I usually get gas there right before I go in for my grocery list. Don’t put a gas station where Stacey’s is. That needs to stay a restaurant.

I live across the street from Karma facing Dublin Blvd. I walked over on Friday night. The crowd was positive. No trouble makers. We don’t hear much noise after 2AM even with BWW’s there. There will always be a few bad apples. I personally think that Dublin is too simple, boring, and lacks culture. What is wrong with living it up? Life is short! What is it about our society that has made us so sour and pessimistic? We need trendy lounges, fun bars, good energy, and fashion. I saw people of all ages at Karma having fun, dancing and drinking. I saw taxi’s and designated drivers. I like what Dublin is doing. Let’s work hard and play hard. And if you don’t like the new East Dublin, you can always move to Modesto in the country side or to some conservative village like Pleasanton.
I hope Karma takes things to the next level. They should fly in DJ’s from other cities or countries and keep it up. Stay positive people! You were young once too. Don’t be so judgmental. I look forward to having out of town guests so that we can walk them across the street and have fun instead of having to drive to S.F. or Walnut Creek!

I am all for new restaurants and stores in Dublin and even clubs/bars but I also live within a stone’s throw of BWW (big fan of the mango habanero sauce) and the new Karma and sometimes the noise coming from over there is quite disturbing.
Just for example:
*It’s after one in the morning right now and some idiot in the BWW/Karma parking lot about 40 minutes ago just spent about 2 minutes shouting nonsense sounds at the top of his lungs. Seriously?!? WTF?
*My family and I have been woken up more than a handful of times from people screeching out of that parking lot and then driving full throttle up and down Dublin Blvd. There are a lot of people on this blog that say these establishments would be a boon for the City since the police would be issuing tickets all the time for DUI etc but I have yet to see a patrol car in the vicinity near closing time.
*Karma must have had a DJ over this past weekend because all I heard was bass coming from across the street in the middle of the night, not exactly great for restful sleep. I’d like to know why the sound isn’t contained in the building.
Those were just the most recent examples. Noise coming from that area can be bad and I even have that wonderful sound glass that the City of Dublin made Toll Brothers place on the homes facing Dublin Blvd (and anyone who has this sound glass knows that it’s a complete joke-they’re completely useless).
If fifteen clubs wanted to open up in Grafton Station, I’d have no problem with it if I felt the owners and patrons of those establishments would be courteous to the residences across the street but my experience tells me not to expect that.

I do agree that if you can hear the music from your home that is a problem, but you also bought a home that faces dublin blvd. This is a street that has, or will have 6 lanes of traffic on it. The fact that you think you should have peace and quiet doesn’t add up. I think that it is important that when people buy a home they know what could be built around them, even if it is years from now.

When we bought our home and they explained the need for the sound glass, we anticipated street and traffic noise and I have no problem with that. Prior to these places opening up, most nights sleeping with the windows open were not a concern. I even have no issues with people being loud at 11 at night but when it is throughout the night between midnight and 2-3am, it’s getting to be too much and there is a reasonable expectation of some peace and quiet at those hours.
Regardless of anything else, there is no reason that people need to drive like idiots and do complete burnouts as they leave the parking lot and then go full throttle down the road, both unnecessary and dangerous. If this was a case of just one or two idiots doing it on a rare occasion then I probably wouldn’t be on here talking about it but it’s multiple idiots on a rather frequent and ongoing basis.

Why in the world would The City of Dublin allow a Lounge to be opened until 2 AM in a neighborhood where children live. It’s a shame that you want to collect on the tax revenue of an establishment like this, at the expense of sleepless nights of people who have to get up to go to work to pay the taxes on houses under water by over 30%. It’s great that the city of Dublin will have some low budget Lounge in it’s neighborhood. I hope it balances out the revenue of all the vacant, foreclosed homes, in the Toll Brothers Villas and Terraces. It’s great to see our tax dollars at work. I am so glad to see the highway patrol always out at 7 or 8 am in the morning at the 580 W bound onramp from Tassajara checking to give out tickets to the drivers riding solo in the commuter lane, but the Dublin police are nowhere to be found at 10 PM to 2 AM when the cars are pulling in and out of Grafton Station, drag racing up and down Dublin Boulevard. We live directly across the street from BWW and the Lounge and the thumping bass at 1 AM is ridiculous. You can feel the beat in your chest while you lay in bed trying to sleep. We call the police two to three times a night Tuesday thru Saturday to complain about the music, drag racing, and drunks wondering the Villas. My daughter has awoken more than once to tell me that there are monsters outside because of people being loud outside her window. The drunk idiots that flow out of these establishments driving over the 45 mph speed limit is going to end up getting someone killed. Just last week we had idiots in a truck pick up an empty Lowes shopping cart and race up and down Dublin Blvd with it in the bed of the truck…. They ripped through the entrance of the Villas whipped around the turnaround and sped out onto Dublin Blvd so fast that the shopping cart flew out the bed of the truck and almost hit the car behind them. The cart ended up in the middle of Dublin Boulevard. Funny how someone should mention that the establishment will be attracting upscale business clientele and another complains about the section 8 tenants at the other end of Dublin Boulevard. Regardless if you are Section 8 or the CEO of Enron. There are bad apples everywhere. I don’t want them across the street from where I live. You give anyone too many cocktails and they think it gives them the right to act stupid at the expense of my family and I getting sleep. Doesn’t make me feel so bad when I think about letting them foreclose on my house and getting my family the hell out of here. The police are a joke. They take forever to show up, and when they do,, they circle the parking lot and split. What’s even better…. I step out my balcony on a Thursday morning at 8 am and they are sitting in the Grafton Station parking lot. The drunk idiots are gone!!!! They are sleeping off their hangovers. Where are the police at midnight? Sleeping? Oh and I was told by the Police Department that the reason we can hear the music is because the Lounge opens the doors because it’s too hot inside the establishment. Great! I wonder what the maximum occupancy is over there. The taxi companies seem to be doing great business too. I’ve never seen so many cabs in Dublin. What’s coming next? Centerfold’s?

If you have ever been to Aura in P town you would know that the Pleasanton cops make their presence. They are constantly outside the club and anxiously waiting for the club to close to arrest DUI drivers. If I were in your shoes Id file a complaint with the Police dept and maybe that will get them away from their sleeping hole.

have anyone noticed all the circular skid marks at the intersection of Fallon and Gleason and also Gleason and Grafton. Are side shows coming to town? Wonder if these are patron of the lounge letting off steam after the club closes?
