Sorrento East Redesign to be Unveiled

Phase II of Sorrento at Dublin Ranch, commonly known as Sorrento East, is approved for 694 homes similar to the ones currently being built and sold at Sorrento West by Toll Brothers in Dublin, CA. Regent Properties is processing an Amendment to the approvals that will reduce the overall unit count by 113 to 581 homes and provide better parking.

Regent Properties will be inviting current residents of Sorrento at Dublin Ranch to a special presentation on Wednesday, February 10, 2010, at 7:00PM in the Sorrento Recreation Center. Pat Costanzo, an official representative from Regent Properties, will be sharing the new site plan, which includes a five-acre neighborhood park, a pedestrian corridor, one recreation center, and six new residential neighborhoods.

Under the currently approved plan, only one residential neighborhood will feature a total of 75 detached units. With Regent Properties’ new proposal, five out of the six residential neighborhoods will offer a total of 513 detached units. In addition to an overall increase in detached units, each redesigned neighborhood will meet or exceed the required number of parking spaces for residents and their guests. The overall project will have over 200 additional guest parking spaces located in driveway aprons or on individual lots that are not counted as part of Dublin’s guest parking requirement.

While Regent Properties has been very forthcoming with details regarding five out of the six residential neighborhoods, not much is known about that last residential neighborhood. The remaining 68 units stand at 11.7% of the revised project total, and the City of Dublin does mandate 12.5% of any new housing development to be Below Market Rate (BMR). The questions the Sorrento West residents should ask Pat Costanzo of Regent Properties and Toll Brothers at this special meeting are:

  • How will the recreation center in Sorrento East compare with the one in Sorrento West?
  • What is the concept for the remaining 68 units at that last residential neighborhood?
  • Will the new Sorrento East proposal include any BMR unit? If so, will all 68 units in the last neighborhood, which is 11.7% of the revised project total, count toward Dublin’s 12.5% affordable housing requirement?
  • How was Toll Brothers going to satisfy the 12.5% affordable housing requirement under the original plan for Sorrento East?
  • When will Sorrento East formally request to be annexed by Sorrento West?
  • How will Sorrento West decide whether or not to annex Sorrento East? Toll Brothers currently occupies the majority of the seats on the Sorrento West Home Owners Association Board. It also holds all the votes from the unsold units. If Toll Brothers chooses to exercise its significant voting block, it can effectively make the decision for the home owners.

In 2008 Mayor Tim Sbranti, Councilmember Kasie Hildenbrand, and Councilmember Kevin Hart each received at least $1,200 in campaign contribution from Regent Properties under the names Debra Altshul-Stark, Brian Stark, Linda Gorens-Levey, and Stark & Roth Investments. Monetary contributions of less than $100 do not have to be itemized. Regent Properties will likely be presenting this redesign proposal to the Planning Commission in a public hearing on February 23, 2010.

    I dont get the:
    # When will Sorrento East formally request to be annexed by Sorrento West?
    # How will Sorrento West decide whether or not to annex Sorrento East?

    As long as there’s still house to build, the builder will be on the HOA board…why caring about “annexation” even before the development starts?

      Hi Amalfi Owner,

      Many home owners from all five communities in Sorrento West attended the special presentation by Regent Properties. We will publish a summary of the presentation the week of February 22, 2010. We have moved the publication date back, because Regent Properties will not be presenting in front of the Planning Commission until March 9. Having seen the proposed changes in more detail, the Around Dublin Team can say that we are extremely impressed by the thought and detail Regent Properties has put into the new Sorrento East design.

          Hi Amalfi Owner,

          We apologize for the delay. The Sorrento East article was pushed out a week, because we have been waiting for the Site Development Review, which will not be available until Monday, March 1, 2010. We will be reviewing that document in person first thing Monday morning, and the article should go out before March 5, 2010. As a home owner in Sorrento, you should have already received a public hearing notice for this project. The public hearing will be held before the Planning Commission on Tuesday, March 9, 2010 at 7PM in the City Council Chambers.
