Further Delays on Stoneridge Drive Extension Could Benefit Fallon Gateway in Dublin

The City of Pleasanton recently approved plans to extend Stoneridge Drive out to El Charro Road at the future site of Staples Ranch. Once completed, Staples Ranch is expected to showcase an 11-acre retail plaza, 17-acres of parkland (including an ice skating complex), the 45-acre Stoneridge Creek Pleasanton senior continuing care community, and Hendrick Automotive Group’s 37-acre luxury auto mall.
While the City of Pleasanton may have approved the extension, it gave itself a contingency clause. Pleasanton will extend Stoneridge Drive to El Charro Road only if Livermore connects Jack London Boulevard to El Charro Road. The Jack London Boulevard extension has been put on hold until development begins at the Prime Outlet Mall on El Charro Road. This conditional approval is not the first time Pleasanton has used an “out” clause to delay the extension of Stoneridge Drive. For years the City of Pleasanton has blocked this critical road extension, in spite of Supervisor Scott Haggerty’s promise to have Alameda County pay for it.
There have also been whispers that Pleasanton City Manager Nelson Fialho made promises not to punch Stoneridge Drive through to the anti-extension residents living in the area. If these rumors are true, future progress of this extension may be hampered as political pressure mounts.
If Stoneridge Drive is not extended, the Staples Ranch project will not be built. While that reality would be a tremendous loss for Pleasanton, Dublin’s 34-acre Fallon Gateway and other future Lin family projects along the I-580 corridor could benefit as Hendrick Automotive and the retailers that had planned to open at Staples Ranch look for for a more suitable site to build.
Landing Hendrick Automotive’s luxury auto mall in Dublin would be a huge win in terms of prestige and sales tax revenues for the City. Additionally, the retailers that are currently planning to open in the 11-acre retail section of Staples Ranch may decide to relocate to Fallon Gateway, which is expected to open in 2011 with Greatland Target as the plaza’s anchor.
The 45-acre Stoneridge Creek Pleasanton senior continuing care community has received scores of accolades and deposits on homes from Tri-Valley residents. Instead of opening at Staples Ranch, Stoneridge Creek Pleasanton can simply hop over the I-580 highway and build at Doolan Ranch, which is currently unincorporated Alameda County land. While Doolan Ranch is not officially a part of current development plans, developers are hoping to build an active lifestyle community there once Braddock & Logan have laid all the necessary water and sewer pipes for the Positano community out towards Dublin’s eastern border.
The Stoneridge Drive extension is expected be a hot-button issue in the upcoming Pleasanton Mayoral and City Council election this November. The recent approval for this critical road extension is in no way the end of an already long and drawn-out saga.

John, I heard that a new tenant has been found for Mervyn’s property. Supposedly it is a sporting goods store.

Hi Anonymous – we were able to confirm that Mervyn’s is in talks with a few potential retailers for their Dublin site. However, I wasn’t able to get a confirmation or denial on whether or not one of the candidates is a sporting goods store.

Personally, I could care less if/when/where the senior homes or auto mall are opened. Open the outlet/shops/restaurants. Either side of the freeway is fine as long as it’s not in the West where I would have to drive 20mins to get to.

The Pleasanton anti-growth gang should go check how busy Dublin Boulevard is since they extended it to Fallon ! I have barely seen any traffic from commuters trying to skip 580 traffic jam. Their concerns are so overblown and in the mean time, their city growth stalls. I’d rather have a view on new luxury car dealers in Dublin than a view on gigantic mining pits.

I have seen a huge influx of commuters taking Dublin Blvd from Hopyard to Fallon in the afternoon. They drive really fast especailly after Tassajarra. I have seen at times the entire section of Dublin Blvd backed up from Hibernia to Hacienda. Also alot of them drive like cabbies weaving in and out of traffic. It would be interesting to have those car counting strips put out to determine how many commuters are taking Dublin from the San Ramon off ramp to Fallon.

Actually, they are getting off at Eden Canyon and picking up Dublin Blvd at the Schafer Ranch and driving at an excessive speed.

I wish they would open up Dublin Blvd to Airway. Such a pain to hop on 580 to get to Costco.

Speaking of delays, maybe the delay for the much anticipated Green at Park Place, Whole Foods could be lured by the Fallon Gateway developer to be paired with Target like they are in San Ramon. This may likely kill the Green at Park Place project without an anchor tenant. This would force Blake Hunt to revert the land back to office Campus as that parcel was originally zoned for. The Lin Family could then renegotiate and possibly purchase the Kaiser parcel back and build a pedestrian friendly retail center much like the Green At Park Place to connect Fallon Gateway with Grafton Plaza, Grafton Station and kick start the Promenade. This combination would make this strip of Dublin Blvd. between Tassajara and Fallon the premier shopping district in the Tri Valley.
Kaiser maybe could build on the Di Manto property instead. I’d rather have a hospital on Tassajara vs more condos and apartments or light industrial.
