New East Dublin Target Scheduled to Open in October 2011

Many folks driving around East Dublin may have noticed the nearly completed grading and preliminary construction work being accomplished on the corner of Fallon Road and Dublin Boulevard at the new Fallon Gateway retail plaza. Target is grading and installing the basic infrastructure for its new store, which is scheduled to open in October 2011. The new East Dublin Target will be the grand anchor of the Fallon Gateway project with a 140,000-square-foot store and 6,000-square-foot garden center. A complete listing of the potential uses at Fallon Gateway may be found in this report starting on page 6 of 13 on the City’s website.
Fallon Gateway will be built in at least two phases. Target is expected to build its new East Dublin store as the first phase of the Fallon Gateway project by October 2011. Charter Properties will then complete the plaza once demand for retail space picks up in future years. While Target will own its portion of the Fallon Gateway retail plaza, Charter Properties will own and most likely lease the remaining commercial spaces. This arrangement is similar to the one between Lowe’s and Charter Properties at Grafton Station in East Dublin.
The Fallon Gateway center will look similar to the Shops at Bishop Ranch, which is anchored by a Greatland Target and a Whole Foods Market. The key difference between the two projects is that the large retail stores at Fallon Gateway will be located adjacent to the new East Dublin Target, and the smaller retail and restaurant establishments will be located across from the bigger stores. Fallon Gateway will be accessible from both Dublin Boulevard and Fallon Road.

Finally, we have some great news. 2011 may be the turnaround year for Dublin. With new store opening, it may signal other retailers will follow target. Although Target is not my ideal retailers, it will bring in more traffic to that area and drive up the demand of housing. The Green at Park Place may come after, since they both have different income sectors. There should not be direct competition. Looking forward to the new store coming.

I`m wondering what`s keeping Kaiser from going ahead with their hospital? The one in Walnut Creek has run out of space and sends people all the way across town to see specialists.
Good to see the hills are still zoned open space.

Hi Anonymous – from what I hear from co-workers, Kaiser is running out of space in their other local facilities, as well. Kaiser has had a plan to wait until 2015 to open their Dublin facility, but maybe they’ll be motivated to build earlier if they continue to have capacity challenges.

Hi Anonymous – my guess is that having the Kaiser close by will help property values. However, somebody owning property next to the Pleasanton Kaiser when they opened might have a better perspective…even though the Dublin Kaiser will be larger.

Kaiser might be cash strapped right now considering they are now constructing one of the biggest Kaisers in the system in San Leandro and building another one 1 block west of the current Oakland one.
And considering their revenue is down at least 10-15% due to unemployed they are suffering like all of us.

Just a crazy thought. If Charter could somehow purchase the Kaiser site back and build a pedestrian friendly center much like the Green on Park Place concept (main street retail with Wholefoods or Bristol Farms) to connect Fallon Gateway (Target) and Grafton Plaza (offices, hotels) and Grafton Station(Lowe’s). It will create a synergy affect and could kick start the Promendade (main street retail and offices)across the street. This combination will make it the premier shopping district in the Tri-Valley with a sizable cluster of large big box along with main street retailers. Built in customer base with thousands of homes already built nearby and more to come along with new offices at Grafton Plaza and the Promenade. If Kaiser builds along Tassajara that would also serve as another source for customers. Kaiser could look at the Dublin Land Company sites along Tassajara or the Blake Hunt site where the Green on Park Place project sits idle, stalled. This will free up Blake Hunt to concentrate solely on Campus Offices which could include Kaiser for the site they own between Hacienda and Iron Horse. Maybe a Hotel or two to go along with Class A offices and now we have an Office Park (between Hacienda and BART, from 580 all the way back to Gleason)that would be large enough to compete with Pleasanton and San Ramon which have been grabbing all the large employers that have been relocating to the tri-valley the past 24 months. Offices with thousands of workers would be more ideal for this area due to proximity to West Dublin BART than having car oriented retail as currently planned for the site. Owners of Fallon Gateway, Grafton Plaza, Grafton Station, the Promenade could provide a free around the clock shuttle to and from West Dublin BART and all the offices located there. Much like the Merry go Round free shuttle on Emeryville or in Downtown Walnut Creek that connects thousands of office workers and the retail centers during the day. Sounds far fetched but this would make the City look like it was master planned compared to the current layout of having to hop scotch in your car to visit the half dozen power centers spread out along Dublin Blvd. from Downtown to Fallon.

West Dublin Target will remain open per the article in the CC Times. They just spent a bunch remodeling it and adding more grocery space, etc.

I’ve heard the same. That store is so busy as it serves both Dublin and Pleasanton and Sunol. They are always out of stock on items we normally purchase. Sometimes we skip that store and go to San Ramon instead so that we don’t end up having to make two stops when the Dublin store is out of stock on 20% of our shopping list items.

Target has since phased out both the “Greatland” name along with their “garden centers”. Instead a larger grocery selection (a la Gemco) will take up the space.

Gemco? That’s a blast from the past! I’ll bet less than one in ten Dublin residents has ever heard of Gemco. I’m surprised you didn’t mention White Front, Best Products, Emporium, Ben Franklin, Woolworths, Sprouse-Reitz, Montgomery Wards, Rexall, Consumers Distributing, and Service Merchandise!

If they are so intent on creating a “downtown” Dublin in its current proposed location, it would actually be nice to see the Target in west Dublin closed along with the whole shopping center and a real, walkable “downtown” development built in its place. Kind of like a bigger size Tralee redevelopment project. Alas nothing sensible like that would be done and “downtown” Dublin will just end up a glorified collection of parking lots and shopping centers. However, living off Hacienda, once the new Target opens I will probably abandon west Dublin all together (except to go to Casa Orozco) so I don’t really care what happens to the other Target.

Hi Anonymous – from talking with the developer a month ago, my understanding is that it will be at least 2-3 years before phase II opens at Fallon Gateway with the other shops.
