Condo buyers in Dublin, CA obviously favor the newer, more modern condos. Of the 19 condos and townhomes that sold in the past 30 days, 52% of those condos were built since 2004 and only one was built prior to 1991. Although selling prices ranged from $160,000 to $432,000, the median selling price was $305,000. The median selling price from the previous month was $357,000 for condos and townhomes.

Dublin currently has 100 condos and townhomes listed for sale. This number is down compared to the 113 from last month. The floor plans range from a 1-bedroom, 1-bath condo with a reported 669 square feet of living space and an asking price of $114,000 to a 4-bedroom, 3.5-bath condo with a reported 3,012 square feet of living space and an asking price of $699,995.

Dublin currently has 85 condos and townhomes sales pending. This number is up from the 83 from last month. Just five of these pending sales are foreclosures. The prices for these foreclosure pending sales range from $104,900 for a 1-bedroom unit to $349,900. A whopping 76% of these are reported as short sales or pre-foreclosures. One unlucky buyer has been waiting since January of 2010 for bank approval for a short sale. The listing prices for the pending short sales in Dublin, CA range from $113,800 to $429,950.

Annual Wrap-up of Condo and Townhome Sales in Dublin, CA

In 2010, 235 homes sold in Dublin. The lowest selling price was $102,000 for a small 1-bedroom unit and the highest selling price was $678,280 for a spacious 4-bedroom home. These homes were on the market for an average of just 32 days.

Of interest to many Around Dublin Blog readers are the condos in the Highlands. As of January 13th, just two homes are up for sale in the Highlands:

  • A 2-bedroom, 2-bath, 1-car garage home with 1,103 square feet of living space listed for $328,888
  • A 3-bedroom, 2.5-bath, 2-car garage home with 1,520 square feet of living space listed for $399,000

Nineteen homes in the Highlands sold in 2010. This number is quite impressive considering that the complex has just 246 homes total. Sold homes ranged in price from $305,000 to $462,000. The median sales price in the Highlands was $432,500. These homes were on the market an average of just 23 days.

Homes in the Highlands are town-homes style condos built 1996 to 1999 with two levels nestled in the western hills of the Dublin Valley. Two-bedroom homes in the Highlands have a single car garage, but 3-bedroom homes have 2-car garages that are not tandem. The community boasts a pool, spa and greenbelt. The Highlands has fantastic access to both 580 and 680, and these homes are literally just five minutes from Stoneridge Mall, Target, the supermarket, and several restaurants. Homes in the Highlands are new enough to be “moder” with open floor plans, high ceilings, and lots of light, yet old enough to have a bit of a back yard. The Highlands is a place where buyers do not have to compromise. Modern Home + Yard + Garage= Bliss for many buyers.

    When we moved to Dublin in 2003, we bought one of the three-bedroom models in the Highlands. Moved out several years later to a single family home, but in a way, I really miss that community. It is a really lovely setting!
