Condo sales in Dublin, CA are hot, hot, hot. The popularity of Dublin’s condos is hardly surprising, given their affordability and proximity and shopping and recreational opportunities. The city planners have done an excellent job creating an environment in which people want to live. A great example is the Dublin Ranch Villages. This tot playground at Bray Commons is just one example of how integrated Dublin’s parks are with its residential neighborhoods.
The numbers speak for themselves. Dublin currently has a little less than 2 months’ inventory available in resale condo market. In fact, 41% of the resale condos that closed in the 30 days sold at or over their asking prices. The median sale price for resale condos and townhomes in Dublin during the last 30 days is $324,000.
Of the 72 condos and townhomes currently listed for sale in Dublin, only 40 are resale. The remaining 32 are all builder listings of new construction units. A total of 22 resale units sold in the last 30 days. Selling prices of these attached homes ranged from $109,000 for a one-bedroom, one-bathroom unit with 669 square feet of living space to $639,900 for a three-bedroom, three-bathroom unit with 2,372 square feet of living space.
As illustrated by the chart below, the median home price for Dublin condos and townhomes has remained relatively flat over the past three years, yet days on market have shrunk considerably. Savvy buyers are snapping up the newer resale condos at just the right prices.
The chart below shows year-over-year comparisons for all Dublin condo and townhome that sold through the Multiple Listing Service from January 1st to May 16th of each year from 2006 through 2011. The chart does include new construction.
