If you think that finding a good resale condo in Dublin, CA is hard, you may be right. Condo inventory is down 72% in the last year. The condo real estate in Dublin remains very much a seller’s market. Dublin currently has less than two months of available inventory. While the total number of condos for sale stands at 68, 32 of them are brand new units offered by builders, leaving only 36 resales on the market.
Condos in Dublin continue to be a hot ticket. Twelve of the 21 resale condos sold at or above listing price in Dublin from June 15th to July 15th, according to the Multiple Listing Service (MLS). The month’s condo sales were fairly balanced across the different categories. Of the 21 resale units to close, six were traditional resales, eight were short sales, and seven were bank-owned. One in particular, a two-bedroom, two-and-a-half-bathroom condo in the Woodlands, was on the market for only one day.
Buyer preferences continue to favor the newer condos. Of the units sold, 59% (13) were less than 10 years old. Also, 61% (8) of these newer condos sold at or above asking price. The Tri-Valley, California Convention & Visitors Bureau (CVB), a sales and marketing organization dedicated to promoting a five-city region in San Francisco’s East Bay, recently announced several positive results from its 2010-11 fiscal year efforts. The organization’s progressive sales and marketing tactics are attributed to the results. The CVB has also rolled out a new Three-Year Strategic Plan that positions the region as a top Northern California meeting, event, and tourism destination.

As the federal debt ceiling stalemate continues into the 11th hour, residents in and around Dublin, CA may be wondering what the impact of a federal government default would be to the housing market and mortgage industry. If the current political gridlock prevails, and President Obama elects not to use the 14th Amendment to extend the debt ceiling on his own, Washington will have no choice but to default on its debt payment obligations. For all the work the government has done to avoid a double-dip housing recession through bank bailouts and various homeowners’ assistance programs, the lawmakers’ inability to reach a compromise may deal a devastating blow to Dublin’s recovering housing market.

The number of detached homes sold in Dublin, CA increased by one in June 2011. A total of 30 homes sold in June compared to 29 in May. The highest sale price for homes in Dublin was $1,250,000 on Clifden Court. That home sold at $294 a square foot. The lowest sale price for Dublin homes was $365,000 on Wineberry Way. That home sold at $267 a square foot.
The average days on market for Dublin homes was 30 with an average list price of $691,003 at $268 a square foot. The average sale price was $684,605 at $267 a square foot.

Recreational Equipment, Inc. (REI) is making tremendous progress on its brand new 24,000-square-foot store in Dublin, CA. City of Dublin Economic Development Director Linda Smith-Maurer recently shared that Laconia Development, REI’s construction development partner for the Dublin store, is within a few weeks of its initial time frame. “Laconia will turn the building over to REI here shortly for their tenant improvements which have been approved by the City,” confirmed Smith-Maurer.

Alameda County Property Sign in Front of Future Dublin Courthouse Complex
Alameda County is still planning to complete construction on a full service courthouse in Dublin, CA by as early as Summer 2014. The high-level schematic design phase of the project began in February 2011. Construction of the facility should start by Summer 2012 and is expected to take roughly two years to complete.

Outgoing Livermore, CA mayor Marshall Kamena recently titillated the imaginations of many Tri-Valley residents when he announced that construction at the much-anticipated Paragon Outlets on El Charro Road in Livermore is expected to get underway later this year. Kamena also noted earlier this year that he remains hopeful that the Paragon Outlets will open by Christmas 2012; however, Paragon’s development partner Kelvin Antill more conservatively estimates that the Tri-Valley’s new outlet mall should be ready for business by Fall 2013.

The Livermore Valley Innovation for Green Advanced Transportation Excellence Innovation Hub program (i-GATE iHub) is one of 12 sites in California to be part of the state’s Innovation Hub (iHub) program, which hopes to spur economic recovery and growth by showcasing and supporting California’s most promising hubs of innovation. The mission of the i-GATE iHub program is to maximize the economic impact of green transportation and clean energy technologies through expedited technology transfer, entrepreneurial assistance, collaboration opportunities, academic alliances, and a technology incubator for the development of high-growth green businesses. The City of Livermore’s Economic Development Director Rob White recently noted that i-GATE iHub is already bearing fruit. In the last 15 months, the Tri-Valley has seen the addition of over 1,000 new or arriving cleantech manufacturing jobs.
The surge in cleantech manufacturing jobs is just the beginning stages of i-GATE’s economic benefits. Alameda County Supervisor Scott Haggerty recently shared that i-GATE iHub expects to create more than 5,000 jobs directly and bring $1 billion to the Tri-Valley within the next five years.

In response to a battle over the proposed expansion of the popular Sahara Market in Dublin, CA, frustrated building owner Brad Sanders recently distributed the following letter to Tri-Valley residents to shed light on what he perceives as the City of Dublin’s unfair treatment of small business owners like him. Sanders has accused the City of Dublin of giving preferential treatment to big-box retailers and national chain restaurants at the expense of small locally-owned businesses.
Based on the conversations we have had with many local business owners, the Around Dublin Team believes the City of Dublin is committed to working with its business community. Still, the serious allegations raised by Sanders in his open letter do deserve the full attention of Dublin Mayor Tim Sbranti and the Planning Commission. The Around Dublin Team hopes this brewing controversy over Sahara Market’s proposed expansion may be resolved quickly, so the City of Dublin may maintain its business-friendly reputation as we forge ahead on a path to full economic recovery.
