For those who are looking to buy a condo in Dublin, CA, their timing cannot be better as more options in all price ranges have become available to prospective home owners. Of the available condos in Dublin, 44% are new construction, 37.3% are distressed properties, and 18.7% are traditional resales. Of the distressed condos in Dublin, 65% are short sales and 35% are bank-owned.

New construction condos in Dublin are those new units by builders like Toll Brothers. What may come as a surprise to some is that not all of these units were built in 2011. Some of the ‘new’ units were finished up to 4 years ago and used as model homes. Others like the ones at Tralee were delayed as the project changed builders.

The new construction properties range from $199,995 to $727,495 in price. The least expensive is a 1-bedroom, 1-bath Below Market Rate unit. Located in the Terraces at Dublin Ranch Villages, this 840-square-foot charmer does come with income and resale restrictions. The most expensive units is a 3-bedroom, 3-1/2-bathroom unit with 2,215 square feet of living space.

Distressed condos in Dublin include bank-owned foreclosures and short sales. Bank-owned forelcosures range in price from $159,900 to $466,900. The least expensive unit is a 1-bedroom, 1-bathroom unit with 805 square feet of living space. The most expensive unit is a 4-bedroom, 2-1/2-bathroom unit with 1,780 square feet of living space. Short sales range in price from $159,900 to $520,000. The lowest price unit is a 1-bedroom, 1-bathroom unit with 840 square feet of living space that is in the Below Market Rate program, so income and resale restrictions apply. The most expensive is a 3-bedroom, 2-1/2-bathroom home with 2,160 square feet of living space.

Resales in Dublin CA condos are  priced from $218,000 to $634,000. The lowest price unit is a 2-bedroom, 1-bathroom unit with 674 square feet of living space. The most expensive unit is a 3-bedroom unit with 2 full bathrooms, 2 half bathrooms, and 2,254 square feet of living space.

Between July 18th and August 17th, 21 condos sold in Dublin. Of these 21 condos, four were bank-owned, eight were short sales, and nine were traditional resales. Seven of the 21 homes, or 33%, sold at or over the asking price. Selling prices for Dublin condos in the last 30 days ranged from $102,000 to $465,000. The lowest priced unit was a 1-bedroom, 1-bathroom unit with 669 square feet of living space. The most expensive was a 4-bedroom, 3-1/2-bathroom with 2,112 square feet of living space.
