Dublin to Build More Homes in City’s Northern Hills

Tucked away in the city’s northeastern hills just above Fallon Crossing and Silvera Ranch, the Moller Ranch project promises to bring the addition of up to 474 new single family residential detached homes in Dublin, CA. Dublin City Council recently approved a study of the proposed change in plans to reduce the density at Moller Ranch from up to 684 homes spread over 48.9 acres to a proposed 359 homes over 79.1 acres with 146.1 acres of open space, and potentially a 1.1 acre park. This change represents the second time that the City Council has adjusted the density at Moller Ranch. The Eastern Dublin Specific Plan originally called for only 298 homes. This most recent study is paid for by the developer Braddock & Logan.
Jeff Lawrence of Braddock & Logan also promised Community Development Director Jeri Ram in a letter that approving the plan changes would bring an “offer for dedication approximately 1,765 acres of open space for the potential creation of a regional open park accessible from Dublin.”
The promise to offer 1,765 acres of open space was not accompanied by any specific details and will not obligate Braddock & Logan to give away the land at no cost. Lawrence’s promise could also be seen as a way to placate conservation groups like Save Mount Diablo and the Greenbelt Alliance that might otherwise oppose the development of Dublin’s northeastern hills. The hills at Moller Ranch reach up to 671 feet above sea level, well within the Dublin San Ramon Services District’s acceptable range to provide water.
The Moller Ranch project is on the Alameda-Contra Costa County border. Given how far Silvera Ranch and Fallon Crossing are from BART and I-580, this reduction is density is a small step in the right direction. “We should be less dense as we head towards CoCo County,” said Councilmember Kasie Hildenbrand. Still, the proposed change will still result in 61 more homes than the 298 homes initially called for in the Eaast Dublin Specific Plan.
The homes built at Moller Ranch are expected to have lot size and home features similar to the nearby homes at Fallon Crossing.

I am fine with SFR which we need, as long as no multi-units or clustered courtyard type homes like they built in Sorrento West and building in Sorrent East. We have too many shoe box type homes crammed together with a tiny shared driveway. Not many choices in Dublin for families to grow in size and in financial stature. Dublin has become a place for mostly starters for families to eventually move to other communities offering higher end homes. Our family have lived in Dublin since 2000 and have moved up in size 3 times. Now looking to take the next step up again but our choices in Dublin for a larger home are slim. Forcing us to look across the borders which we wish we didn’t have to. I hope this sets a precedent to eventually lower the density at Wallis Ranch too with only SFR. Being so far from 580 and BART, makes no sense for higher density housing proposed for Wallis Ranch.

As I look to find a new home with a nice lot and good size, I’m only seeing the options in the Pinnacles — Livermore even has a lot more options (but no good schools).. I think Dublin limits out around the 3500SF range, on small lots… very little available above that–

Why are we building more houses? There are so many houses on the market now with the foreclosures, short sales and people just trying to get out of this very busy area and selling their home. I have been a home owner for 24 years and now I see my property values going down. Where is the DEMAND??? Dublin is big enough.

City council is hearing the footsteps of WELD movement. Lowering density at Moller ranch is not enough to fix our home value problem in our great city. We need custom homes like a Blackhawk development. We need 4:1 density not 7:1 as proposed. WELD will be active in enlightening our residents regarding the 66% multi unit buildout in the last 10 years. Wallis Ranch 10 year agreement must be abolished by the people. We cannot wait till 2019 to identify that tract of land as multi or single units. The city council should be held accountable for that agreement debacle. WELD will find a way to void that agreement. They either build now or never. WELD needs you to put our city back on the right track.
