Braddock & Logan recently put the finishing touches on the necessary infrastructure and utility improvements at the 4.6-acre Positano Hills Park in Dublin, CA. The City of Dublin is expected to start construction on the $1.5M park in Spring 2012. Final design of Positano Hills Park is underway, and construction is expected to be completed by Fall 2012.

The City of Dublin, CA is moving forward with SunCal Companies and Argent Management’s 187-acre Dublin Crossing master planned project. RBF Counsulting will spend the next 15 months preparing the Environmental Impact Report and Specific Plan for Dublin Crossing at a cost to the developer of $368,535. Dublin Crossing is expected to feature roughly 1,600 new homes, possibly 300,000 square feet of commercial space contingent on market demand, 50 acres of open space presumably comprising the nine toxic soil areas, and eight acres for an elementary school. According to SunCal’s Joe Aguirre, all but one toxic soil site still requires remediation. “It is good to see the progress and that something is happening,” observed Councilmember Don Biddle.
The City of Dublin had originally demanded to have 46 acres of land set aside for a central park at Dublin Crossing; however, SunCal Companies and Argent Management are now proposing to reduce the size of the park in exchange for offering to build and maintain the park. SunCal Companies and Argent Management will most likely place the burden of park maintenance on the Dublin Crossing Homeowners Associations. “We should take the money and run,” exclaimed an excited Councilmember and Congressional candidate Eric Swalwell.

The City of Dublin, CA recently received go-ahead from its city council to solicit bids for the construction of the Alamo Canal Trail connection underneath the I-580 freeway. Senior Civil Engineer Ferd Del Rosario estimates that the connection will be completed by Fall 2012. The under-crossing will connect the Alamo Canal Trail north of the freeway, which is adjacent to the City Library, with Pleasanton’s Centennial Trail to the south.
Once completed, the new regional trail will connect approximately 25 miles of continuous trail facilities from Pleasanton to Concord.
The connection will include a 12-foot-wide and roughly 700-foot-long concrete trail below I-580 along the Alamo Canal. Safety lighting and two emergency call boxes connected to Dublin’s dispatch telephone number for emergency use will also be installed. The completed trail will be opened to the public during trail use hours, except when the Alamo Canal overflows and floods the trail. Construction near the canal will be limited between April 15th and October 15th.

Doolan Canyon is a gorgeous piece of currently protected land sandwiched between Dublin and Livermore, CA. Pacific Union Homes, the City of Dublin, and an investment group led by Charter Properties and the Lin Family are hoping to develop the area as part of what is currently proposed to be an active lifestyle senior community with 1,990 homes. With the ambitious city councilmember Eric Swalwell hungry for campaign contributions as he aims for a seat in the U.S. Congress, Dublin is well on its way to expand eastward into the pristine Doolan Canyon.

Dublin’s parks and community services are among some of the factors that make the City so attractive to everyone in the Greater Bay Area. The Dublin City Council recently gave high praises to the City’s Parks & Community Services department for its recent accomplishments and reviewed some of the exciting projects currently in development. As a growing city, Dublin is able to build more parks and add additional trails to open space preserves continually.

New home communities continue to sprout throughout Dublin, CA as families move in to enjoy the city’s great schools, parks, retail and restaurant options, family-friendly entertainment, and convenient access to Tri-Valley employers with higher paying jobs. In addition to brisk existing home sales at all price points, Dublin is seeing strong demand for new homes at Schaefer Ranch in the West Dublin hills, Emerald Vista in Central Dublin, and various East Dublin communities such as Positano, Bella Monte, Sorrento East, Jordan Ranch, and Chateau at Fallon Crossing. Dublin’s easy access to the I-580 and I-680 interchange, as well as the fact that it has two BART stations within its borders, means that the best of the Bay Area is no more than an hour away in any direction.
Dublin has some of the best schools in the state of California. East Dublin schools continued to post strong API score gains in 2011 with John Green Elementary School leading the way with an API score of 952. James Dougherty Elementary School was close behind at 949, with K-8 Eleanor Fallon Murray rounding out the top three with a score of 917. Parental and community support for Dublin’s schools has never been stronger.

In another move that put developer interest before the needs of Schaefer Ranch home buyers, the Dublin City Council recently approved controversial developer Albert D. Seeno’s request to postpone construction of the promised 10.6-acre park in the growing west Dublin hills Schaefer Ranch community. The decision comes as a disappointment to residents that have been eagerly awaiting usable park space for the past three years. While the previous agreement required Schaefer Ranch’s developer to complete construction of the park once 200 building permits had been issued, the new agreement sets the park construction completion date at June 30, 2013.
